You may have been in selling thoughts for months. You may have seen properties on your street sold during the past months. You may have looked up these properties on Rightmove's sold house prices list, a similar portal, or even on the Land Registry.
Both numbers are found on Google, and both numbers you found. The estate agent you instruct to sell your house has to be more than Google to be the best for you: they have to be an Information Machine.
I'm Jacob Littorin and here - on Littorin Means London - I share my learnings on how to sell your London property for the most amount of money with the smoothest process.
Here's the thing: a successful sale is just the start. What is your big goal? Is it to move to a new home (your dream home)? Look at your entire move as a three-step process: marketing, conveyancing, and moving. In all these stages, you need the estate agent representing you to be an information machine to consistently remind all parties of why the deal is great.
Marketing
What marketing strategy is the best fit to sell your property for the most amount of money? In the consultations with your agent, they should aim to be more knowledgeable than the Internet to be the best for you. Knowing the data takes work, and it means to know the product at the tip of the tongue.
The 'product' does not just concern knowing the property details, the square footage, the kitchen and bathrooms, the garden size, the boiler, and the council tax band. Buyers want answers, and it takes an Information Machine to respond as and when questions are received, to substantiate (defend) the asking price.
The last thing you want is an estate agent who cannot respond to the above questions at the tip of their tongue, and who is only open for a conversation (or negotiation) when they have the property details in front of them. An Information Machine agent can respond to questions as and when they are received. Whether before, at, or after the viewing, in a sudden telephone call, at the coffee shop, with the buyer, to sell your property for the highest price.
Conveyancing
This stage is bigger than what you might imagine, as it will either make or break the sale and yes, it breaks sales across the UK every day. A failed sale is called a fall-through. In 2023 , the UK residential property market saw 269,728 fall-throughs. Each was estimated to cost the seller an average of £3,369 - to sit at a total of £909 million in lost expenses across the UK.

The stage starts with the buyer's solicitor receiving the Property Information Form (PIF) and the Fixtures and Fittings Form. They follow up by asking questions about the property, while the seller's solicitor responds and drafts a contract for the purchase. When both parties (seller and buyer) are happy, contracts are signed and exchanged. Following is the shorter actual conveyancing: the legal process to transfer the title of the property from the seller to the buyer. The completion concludes the sale, with the monies for the purchase transferred, and keys handed over to the property.
In 2024, the conveyancing process typically takes between 12 to 16 weeks . This is when you need an active sales progressor, an Information Machine, that remembers exactly why the seller wanted to sell in the first place, and why the buyer wanted to buy.
The weeks leading up to the exchange of contracts, usually 12 weeks, is a long time, and we as humans tend to forget why we did something, particularly when the decision involves hundreds of thousands of pounds and not even in contract yet. Your estate agent has to consistently remind you and the buyer why the deal is great, and why the price paid is great.
They have to remind the buyer how awesome of a home the property will be, how their kids will be able to play in the garden, learn biking on the driveway, and the 5 bedrooms are enough for the whole family to come over for a summer party... and so on. Time kills deals in property sales. Your Information Machine, the best estate agent for you, saves the deal during these 12 weeks of conveyancing.
Moving
Technically, this step started (should have) during your initial conversation with the estate agent. What is your dream home, and how can you afford it? Where is it? Is the property on the market right now? Is the property not for sale, but it could be - as your Information Machine knows insights that Google didn't?
Could your Information Machine send out letters to properties which you desire, perhaps there is the possibility of purchasing it although it is not on the market? It takes an Information Machine agent to know the strategy to find you the best new home.
