  • Helping UCLH Charity secure cost effective cover for its first development, Fitzroy Walk

London Belgravia placed the structural warranty on behalf of University College London Hospitals (UCLH) NHS Foundation Trust for this luxury development in Fitzrovia, Central London, with ICW Group providing building warranties and control services. The £27.2m GDV site is a conversion of the old Middlesex Hospital Annexes into 10 apartments, 3 duplex penthouses and 2 stunning townhouses.

Matt secured A-rated structural warranty terms for a 22-unit project nearing completion in Rochester, Kent, achieving competitive pricing despite late-stage involvement.?

When a longstanding contractor client took over a £5m GDV project mid-construction, warranty providers required them to assume the full two-year defects liability period, including prior work. Through extensive negotiations between the developer, contractor, and underwriter, Oliver Smith obtained balanced warranty terms that met everyone's requirements. Despite the complexity of the case, London Belgravia was able to provide a policy that balanced risk appropriately.?

  • Combining contractor insolvency coverage and LDI for an 87 unit new build?

Securing contractor insolvency coverage within a Latent Defects Insurance (LDI) policy can be complex due to various influencing factors. However, for a longstanding main contractor client requiring such coverage for a housing association agreement (£6.8m build cost), Alex Limpenny , Sales Director, successfully obtained Contractor Insolvency (Section 1) Cover after finding performance bond quotes to be prohibitively expensive.?

  • Helping manage contractor switch mid-build?

Alex secured a tailored structural warranty from ICW Group for a client forced to switch contractors mid-build, ensuring continuity and protection for ongoing works at this 5-storey, 26-unit retirement housing project. As such situations become more common, London Belgravia offer expertise in securing warranties for part-completed projects to ensure?that these challenging projects can be completed successfully.
