The Benefits of a "Quick Delivery" Home

It's Darlene Dresch from Dresch & Restrick Realtors.? I want to talk to you today about buying options. We know that inventory is low and buyer demand is very high. So what does that mean for a buyer who's concerned about not finding a property that they need to move into??

Let’s talk a little bit about what the new construction possibilities are for people and what that timeline looks like. For a lot of people, they're worried about new construction taking a year or two to complete.? If you are doing a custom built home, that's true. But with local production builders around town, you may be able to find what's called a “Quick Delivery” home. This type of home takes a lot less time and sometimes even less time than finding an existing home that's being listed in the market.

A “Quick Delivery” home is when the builder has already selected the floor plan and started building. You can still pick some of your options out and it usually takes 30 to 90 days, depending on how far along they're in the process.

You can still customize the home to what you're looking for on some of your interior options, but they've already got a jumpstart on the build. As a result, you can move in much faster.

A typical new construction production home is going to take 6-8 months, with many “Quick Delivery” you can sometimes get them in as little as 30-60 days, which you're going to do for a regular existing home anyway.

Something I also want to note is that we work with a lot of local builders. I am very familiar with the inventory, so I can educate my clients on where many “Quick Delivery” homes are located, and how that may fit a buyer's needs.
