The tenant or occupier of a building that has been leased by a landlord or developer may frequently be obliged to restore the structure to its original state before any fit-out work is done at the conclusion of the lease.

This is known as a "dilapidation provision," and it binds a tenant to repair the commercial office space in accordance with the provisions of the lease that were mutually agreed upon by the tenant and the landlord.
