On December 6, 2022 Weekly Real Estate News published an article by John G. Stevens entitled 9 Most Common Benefits of Homeownership. I want to focus on #3 and #8 - Improve Community Relationships and Pride of Ownership - and relate it to selling a home with Owner Carry.
If you have renovated a home and are willing to carry the note, who are you looking for to buy this home? What characteristics do you want to see in your buyer? What is his motivation in wanting a home? What is his hot button? As for you, the noteholder, did you live in the home you are selling? How well do you know the neighbors? How strong is your connection to the neighborhood? Are you willing to share your hot button?
When you feel you have your buyer, how will he feel when you tell him that you want to be a noteholder with a person who wants to be a good and prideful neighbor? Tell him you want the neighbors to say "Thank You" because the person buying your home is committed to the neighborhood just like they are. Sharing these sentiments goes above and beyond the typical negotiation, the give and take in reaching a deal. You are saying if I am going to be tied to this note for the next 10-20-30 years, I want the right person. And if you have the right person, he should be impressed and humbled by your openness and sincerity.
