What Changed in the European Office Market in 2024? Rents, Investments and Prospects

In the first half of 2024, the European office market witnessed significant changes driven by changing economic conditions, evolving tenant behaviour and emerging investment trends. In this article, we review the main market trends, rental and investment dynamics and key prospects shaping the office market in Europe, focusing on different cities and regions.

European office leasing activity showed a significant increase compared to the same period last year. This recovery is driven by increased demand for Class A office space, especially those with the highest quality standards. Tenants are willing to pay more for these premium spaces that meet ESG standards and offer a wealth of amenities. Grade A leases account for half of all leasing activity, with strong demand in cities such as London, Prague and Berlin.

An Innovative Project That Succeeds Under All Conditions: TFKB Ankara Archive Building

We have successfully completed a high-quality archive building, office buildings and landscaping project in Ankara for Türkiye Finans Kat?l?m Bank. The project covered an area of 11,250 square meters and prioritized durability, functionality and compliance with modern construction standards.

Challenge: The project was planned to be realized in the summer. However, due to the delay in the license, the works had to be carried out in winter conditions. This brought significant difficulties.

Solution: Materials and technologies suitable for cold weather conditions were used. As a result, the project was completed within the planned timeframe and at the desired quality level. Project Manager Doruk Demirel summarised the process by saying, ‘Despite the winter conditions, we successfully completed the project with cold-resistant materials and methods.’

At the beginning of September, as schools welcome students back, we are excited to celebrate one of our colorful office projects turning that on its head by providing a learning tool for arrival. This colorful space, with its graffiti featuring words like learn, communicate, care, success, respect, and focus, reflects the core values essential for both team spirit (sense) and professional success.
