Can You Have Three-Quarters of a Bathroom?

Toilets and showers and sinks …oh my!

When seeking to get some clarity on what is meant by a three piece bathroom (or four piece, or five piece…) 3Rs met with some unforeseen controversy. Who woulda’ thought?

It seems like it would be pretty simple but even realtors are divided on how to define bathrooms with a variety of fixtures. Plumbers have their opinion based on how many plumbing connections are installed. Someone even said it only matters what an inspector calls it. Ha!

So, here’s the skinny on what seems to be the most common definitions:


Half Bath

A sink, and toilet

This could technically be called a two-piece.

(This is the one size that’s agreed on.)




? Bath

Sink, Toilet and Tub

OR

Sink, Toilet and Shower

Either variation is a three-piece.(but not called a full bath) Really?



Full Bath

Sink, Toilet, Tub and Shower

OR

Sink, Toilet, Tub/Shower Combo

Both are also considered a four-piece.



4-Piece

Sink, Sink, Toilet and Tub

OR

Sink, Toilet, Shower, Bidet

Both of these are a four-piece, but not full.

(Apparently a tub AND a shower make it full)


5-Piece

Sink, Sink, Toilet, Tub and Shower

OR

Sink, Toilet, Tub, Shower, Bidet

OR

Sink, Toilet, Tub/Shower, Urinal

                OR

                (You probably get it by now…)

                Any combination of 5 fixtures


Does it Really Matter? Who Really Cares?

Well, in the grand scheme of things, bathroom definition probably isn’t on the top of anyone’s list of major issues but it might make a difference if you are planning a bathroom remodel or new construction. If you’re buying or selling a home, make sure you communicate with your realtor about those definitions. There does seem to be some regional influences too. (That includes the definition of en suite! But, we won’t cover that here.)

When a bathroom remodel is in order, consider creating a space with realistic function and resale value. A full bath or five-piece bathroom is desirable for a master suite; a double sink is nice for a shared space; and a half bath is just fine for guests. Of course, your unique floor plan will play a role in the decision-making when it comes time to design a bathroom remodel. When that’s in place, then you get to work on all the fun options for finishes, color, and style.
