Bad Real Estate Tips People Believe

There are a few real estate tips that have been perpetuated but (upon closer examination) simply aren't true. If you're working with clients it's important to disprove these costly myths. It's always a good idea to feel out if someone has bought into these ideas and work from where they're at.
Let's start with the common idea that home prices are dropping or will drop soon. Some people would have you believe there will be a second housing bubble that's going to pop. The fault in this logic is that if you're in the market for a house but are waiting for the worst to happen it might not.
“with a lack of inventory and the busiest time of the year approaching, home prices aren’t going down anytime soon,” says California Realtor? Tracey Hampson.
While different geographical housing markets may deviate somewhat from that of California, it's important to note that the real estate "busy season" remains constant for most of the country. If you're waiting for prices to drop drastically you may be waiting for a while for little to no result.
The second myth is that of skipping the home inspection. If a client is on the other end of the spectrum and eager to buy a property it's important that they still hire a home inspector before jumping the gun. If the buyer is stuck with a lemon some of the blame is bound to fall back on the realtor. The last thing anyone wants is a disgruntled client.
" That property that looks just perfect at an open house could be rife with issues only a pro will uncover. And saving those few bucks from skimping on an inspector could cost you loads down the line."
What are some tips you've heard that aren't true? What pitfalls have you seen in the past to avoid?
