One of my favourite transformational suburbs in Brisbane is Hendra.?Only a decade ago, I remember achieving what was at the time, the suburb's first $2 Million dollar sale of a gorgeous Colonial Queenslander on Manson Road.

It was huge news at the?time, establishing?Hendra in the spotlight, shedding?its?image as the poor?cousin?to Ascot, Hamilton and Clayfield.

A decade ago, Hendra was almost rural, with the clip clop of horses being walked along the street at 4 in the morning, horse paddocks and stables. Fast forward a decade and Hendra has transformed.?

The new face of Hendra is young couples like Kurt and Chantel Edwards.?Like many young couples moving into the suburb, they fell in love with the wide open streets, parks and community feel of the area.?They originally bought a beautiful old Queenslander on a double block with horse stables on the back, which they renovated and restored.

Getting itchy feet during Covid, the couple decided to take a chance on a passion project, with an opportunity to split their block at 72 Ure Street Hendra , first making sure their beautifully restored Queenslander was relocated and passed into the hands of a deserving family.

Much like a story from "The Block," the young couple, blessed as well with a new arrival of their first child during the process, undertook a massive three year project to divide the block and build a magnificent new home. This weekend their newly completed, "Myra" named after the original 90 year old owner of the block, will be launched to the market.?

Incidentally, data released this week by Ray White Chief Economist Nerida Conisbee shows exactly why new builds like 72 Ure Street remain in high demand with buyers.?The smart money continues to favour buying a newly completed home, with buyers favouring the certainty of buying a completed product, avoiding the headache of finding a builder and doing a reno to their existing property.

The savings in time, money and effort in buying brand new are substantial.?It seems there's no renovation rescue in the short term, with Ms Conisbee's data showing this week that even general maintenance?materials?around the house are on the rise,?with?paint, bricks, plaster and tiles all up by around 9%.

Hendra is pumping! An ever growing number of properties transacting above $5m. The conservative planing controls also ensure the suburb stays focused on family homes. The smart money in the market is flooding into the $1.5m-$2m property in Hendra as likely there is only 12-18 months left of being able to get in under the $2m barrier.
