I'm here to share with you 10 game-changing tips that will not only help you survive but thrive as a real estate agent.
Hi, I’m Kathy Byrnes, a REALTOR based in the beautiful Lake Norman area of North Carolina, just north of Charlotte. I’ve been in this business for nearly 19 years, and I’ve learned a thing or two along the way. Buckle up, because these tips are golden.
1. Commitment to Goals: Treat It Like a Business
The first thing you need to do is make a serious commitment. Real estate isn't a hobby—it’s a business, and it needs to be treated like one. If you’re thinking, “I’ll just dabble in it,” especially in tough markets, I’ll tell you now: it’s time to reconsider.
You’ve got to set up your LLC, talk to your CPA, consult with an attorney, and get everything lined up professionally. Get your calendars out, establish your work hours, create your branding, get your business cards ready, and pick the right company to work with. This is your business, so act like a business owner!
2. Tenacity in Adversity: Be Ready to Dig In
Let me tell you, you’re going to need tenacity. The real estate market is filled with challenges, and it’s not uncommon to hit roadblocks. Whether it’s a tricky transaction or dealing with clients who aren't always honest (yes, that happens!), you need to stay tenacious.
I’ve had buyers lie about their finances, sellers getting cold feet, and situations where the deal could’ve fallen apart, but because I stuck with it, I made it work. In this business, you’re a problem solver, and the more you can tackle head-on, the more successful you'll be.
3. Lifelong Learning: Stay Curious
Here’s one you might not expect—learning doesn’t stop after you pass your real estate exam. You need to commit to lifelong learning. I got into personal development years ago, and it transformed not just my business but my entire life. Start listening to audiobooks, or pick up a good book on business or personal growth.
It’s not just about learning real estate law; it's about understanding yourself, your clients, and how to be the best version of yourself. Learning to profile clients using systems like DISC can also help you tremendously. Understanding your clients’ personalities allows you to communicate better and build trust faster.
4. Balance and Boundaries: Protect Your Time
Nothing will drain you faster than real estate if you don’t set boundaries. You might feel like you need to be available 24/7, but that’s the quickest way to burn out. Figure out your work hours, and stick to them. Whether it’s no calls after 8 PM or taking Sundays off, create a schedule that works for you and respects your time.
Early in my career, I took calls at all hours. My daughter once asked, “Mom, what’s wrong with you? Why are you answering calls at 11 PM?” She was right—I needed boundaries. And trust me, your clients will respect you more for it. Learn to take breaks, enjoy family time, and remember that rest is crucial for long-term success.
5. Cultivate a Great Attitude: Mindset Matters
In this business, your attitude will make or break you. The market has its ups and downs, and you can’t control everything, but you can control how you react. Stay positive and avoid the negativity that can run rampant, especially when markets are tough.
I’ve seen agents tear each other down over issues that don’t even matter. I’ve also seen successful agents who lift others up, collaborate, and keep their heads in the game. That’s the kind of attitude that wins.
6. Networking Strategies: Build Your Tribe
If you’re not networking, you’re missing out. I’ve been part of a BNI chapter since 2008, and it’s done wonders for my business. Networking is about building relationships, not just collecting business cards. Be genuinely interested in people, and they’ll remember you.
I even send out personalized cards to my clients each month. The front says, “I’ve got a guy (and a gal, too).” Inside, I feature a trusted vendor who I know will take care of them. My clients love it, and guess what? When they need a referral or a real estate agent, they think of me.

7. Leverage Time and Tools: Work Smarter
You need to leverage your time and use tools that make your business run smoother. One of my favorite tools is BombBomb, a video messaging platform. It’s so much more personal than just sending an email. You can send quick, customized video messages, and you’ll even see when your client opens it. It’s a great way to connect and build rapport.
If you’re juggling a million things (like most of us), tools and systems can keep you on track. Use virtual assistants, project management software, and other tech to help you manage your time effectively.
8. Give Back: Support Your Community
Giving back is essential. Empower other agents, especially those just starting out. When I was new, an experienced agent helped me during my first closing, and it made a world of difference. Be that agent who lifts others up.
Whether it’s mentoring, sharing advice, or simply being there for a colleague, giving back strengthens the real estate community. It’s good karma, and it will come back to you tenfold.
9. Be Visible: Embrace Social Media
If you’re not visible, you’re invisible. We live in a social media world, and video is king. Get comfortable with being in front of the camera because people want to see who you are, not just hear about what you do.
I dedicate Wednesdays to filming videos, and it’s one of the best decisions I’ve made for my business. I create content for my YouTube channel, shoot podcasts, and share valuable tips. Video builds trust and lets people get to know the real you.
10. Join a Great Company: You’re Not Alone
