As an Owner in?Strata Plan you should be aware about the most recent renewal date of?your Strata Corporation Insurance Policy, Coverage and the Deductibles:?

This means if there is Property damage in your unit below these deductibles, it will be your responsibility to pay for repairs. If the damages are above the Strata Corporation's Policy Deductibles and you are responsible for causing the loss, you could be assessed the Strata Corporation’s deductible.

YOU CAN PROTECT YOURSELF

It is now more important than ever to make sure that you have your own personal Condo Unit Owners Policy. Most personal policies will provide some coverage for resultant damage to your unit that is under the Strata’s Policy Deductible. As well, many policies will provide some coverage for Deductible Assessment/Deductible Chargebacks. InsureBC has policies available for both Owner Occupied Units and Rented Strata Units. You are all part owners in your Strata Corporation. Maintenance & Prevention are the keys to avoiding water losses and keeping a good claims history for your Strata. These are a few of recommendations:

  • Sewer systems can become plugged causing backups & unpleasant odours. Consult a professional as soon as signs are noticed to help prevent major problems. We also recommend regular scheduled inspections of the sewage lines.
  • Know where all your water shut off valves are. In an emergency water event this can help minimize damage.
  • Replace the rubber hoses on washing machines every 5 years as they will deteriorate over time. Reinforced braided hoses should be replaced every fifteen years.
  • Check caulking around doors & windows.
  • Eavestroughs should be checked for blockage or debris.
  • Check conditions of all water seals such as bathtubs, faucets, showerheads, toilets and dishwashers. Replace caulking as needed.
  • If you have individual hot water tanks, they should be placed in a drain pan with provisions for the safety valve line to drain without causing damage. Consideration should also be given to replacing your hot water tank once the warranty is up, or at a minimum have it inspected by a professional.
