Asset Optimization - Avoid value leakage from “Over-Maintenance” of Equipment
Do excess preventive maintenance(PM) activities help to drive better equipment reliability and cost economics??? ……. May Be NOT
The industry is facing low equipment availability and reliability despite spending enormous efforts (Time and Cost) in performing extensive preventive maintenance schedules and associated maintenance tasks. The detailed studies have highlighted the erroneous process to define the preventive maintenance(PM) schedule and task to be performed to maintenance the equipment.
Moreover, the intrusive PM activities increase the risk of 'infant mortality' and could result in early equipment failure post startup.
Key steps to be followed to optimize the Preventive Maintenance(PM) cost:
- Identify high maintenance cost equipment
- Perform Equipment Criticality Assessment
- Plot survival model (duration and probability of failure)
- For a particular critical class and probability of failure, identify the optimal PM interval
- Rationalize PM task list by performing streamlined RCM studies and avoid any non value added/duplicate activities from PM task list
