Recently, I've been preparing a property for listing, and one aspect of this process reminded me of my other passion: dancing. The photo shoot and staging of a home are akin to creating choreography and telling a story to an audience. As an agent, I guide potential buyers through the experience, crafting an enticing narrative.
In today’s digital age, agents no longer have the exclusive power to present properties first. Buyers often look online before considering a visit, making it crucial for listing agents to strategically plan their online presence. Differentiating a property from others is essential. Of course, pricing and location are significant factors influencing a buyer’s decision. However, this holds true primarily at certain price points.
In the luxury market, buying decisions are more aspirational. As agents, we must create a story that conveys what it feels like to live in the house. We’re not just selling a physical property; we’re selling a lifestyle. At this level, every home is stunning, equipped with top-of-the-line appliances and materials. Similarly, in dancing, top-level professionals possess perfect bodies and incredible muscle control. Their costumes are designed by renowned designers. Yet, it all comes down to who can move the audience or judges emotionally.

Perfect technique without soul or personality might secure some placements, but it won't captivate the audience. In dance, we build tension, hold it, and release just enough to maintain the audience's engagement. We create a rollercoaster of emotions to keep them hooked. The same principle applies to showcasing properties. Instead of overwhelming potential buyers with 40 images of different rooms that they might quickly scroll through, it’s more effective to create a hook with the first two or three images and then guide them through the property. This approach ensures they see everything and want to see more. Whether through photos or videos, the goal is to create a compelling atmosphere and convey what it feels like to live in that home.
In conclusion, whether as a dancer or a real estate advisor, my aim is to engage, excite, and inspire my audience or potential buyers. I want them to feel something, to be intrigued to learn more, watch more, or ultimately make a purchase. It's easier said than done, but that's what makes life and my job interesting.
