ANSWERING THE MAIL!!!
THE MAIL TODAY IS ABOUT GRANTS ON INVESTMENT PROPERTY.
IN DECEMBER I RECEIVED A LETTER FROM FELICIA J. SAYING THAT SHE WAS PLANNING TO BUY A MULTI-FAMILY PROPERTY IN THE CHICAGO AREA AND SHE HAD READ MY ARTICLE ON GRANTS FOR INVESTMENT PROPERTIES AND SHE WANTED MY HELP AND GUIDANCE IN PURSUING THE ISSUE.
I SUGGESTED THAT SHE SEND ME HER EMAIL SO THAT WE COULD CORRESPOND WHICH SHE DID. UPON FURTHER QUESTIONING I FOUND OUT THAT SHE HAD MET WITH AN AGENT WHO TOLD HER THAT SHE KNEW NOTHING ABOUT GRANTS.
THIS COLUMN IS ABOUT MAIL BUT I WANT TO TAKE A MOMENT HERE TO GET ON MY SOAPBOX AND SAY HOW CAN YOU BE IN THE HOUSING BUSINESS AND NOT BE AWARE OF THE HOUSING AND URBAN DEVELOPMENT??? (HUD.com)
FOR FELICIA J AND ANYONE ELSE WHO MAY BE INTERESTED HERE IS THE SOURCE OF MY KNOWLEDGE ON GRANTS (AT LEAST WHERE I START) IT IS NO SECRET AND IS OPEN TO THE WHOLE WORLD). HUD.com. GOOGLE IT AND YOU WILL FIND A LIST OF ALL HOUSING ORGANIZATIONS OF THE FEDERAL GOVERNMENT AND EACH OF THOSE HAVE GRANTS WHICH FURTHER RUN CITY AND COUNTY DIVISIONS WHICH HAVE GRANTS. I DON'T MAKE THIS STUFF UP. IT IS NOT A FIGMENT OF MY IMAGINATION AND I HAVE NOT BEEN SPRINKLED WITH FAIRY DUST. FORTUNES HAVE BEEN MADE UTILIZING THESE GRANTS AND VARIATIONS OF THEM THROUGH THE YEARS. YOU CAN EVEN GET ON E-MAILING LISTS AND THEY WILL SEND THEM TO YOU EACH DAY, WEEK AND MONTH AS NEW ONES COME OUT.
GOING ONE STEP FURTHER, IF YOU ARE GOING TO BUY A MULTI-FAMILY PROPERTY, UNLESS IT IS 4 PLEX OR LESS YOU DO NOT DEAL WITH A RESIDENTIAL AGENT. YOU NEED AN AGENT WHO WORKS WITH INVESTORS OR A COMMERCIAL INVESTMENT AGENT. BE AWARE ANYONE CAN SAY THEY ARE ANYTHING, ESPECIALLY ON THE INTERNET. GO TO AN INVESTMENT GROUP MEETING AND OBSERVE. GENERALLY, YOU CAN FIND AN AGENT WHO IS ALSO AN INVESTOR AND IF YOU KNOW WHAT YOU ARE LOOKING FOR YOU WILL FIND IT. THIS IS TRUE OF EVERYTHING IN LIFE. DON'T WASTE YOUR TIME OR THEIRS BY NOT KNOWING WHAT YOU ARE LOOKING FOR.
AFTER SOME CORRESPONDENCE BACK AND FORTH I EVENTUALLY CONVEYED THIS INFORMATION TO FELICIA. I WOULD LIKED TO HAVE HELPED HER FURTHER BUT SHE WAS NOT YET READY. FINDING A KNOWLEDGEABLE AGENT SEEMS TO BE HER FIRST PRIORITY AND WHERE I LEFT HER AS WELL AS SENDING HER TO THE HUD SITE.
