Determining this is fundamental knowledge for investors deciding what type of risk they are comfortable with in their portfolio. The difference in classes will pin down the risk, the returns, and future issues that may arise.
In large multifamily complexes, we group them by the letter system. We use classes A, B, C, and D.
Now, this is all well and nice, but what does that mean?
Well, today, let's get in the weeds to help you prepare for all your future apartment investment opportunities!
??Class A properties
? Generally built within the last 15 years
? If older than ten years have had substantial renovations
? Can be an older high rise in a preferred district
? Attract higher wage income earners
? Often include handsome upgraded amenities like a rental office or clubhouse
? Contains Top of the line finishes inside and out.
? High-quality construction and materials
? Require little or no maintenance
? Great appreciation prospects
? Can have some economic risk
??Class B properties
?15-20 years old
? Can be older than 20 years but renovated
? Little deferred maintenance
? Good quality construction
? Middle to high income earning tenants
? Generally located in safe, clean, and desirable neighborhoods
? Can be considered a safe bet during a difficult economic time
??Class C Properties
? Built within the last 30 years or later
? Older than 30 years but renovated
? Dated exterior and interior amenities
? Improvements that show age and deferred maintenance
? Rents are lower than Class "B" market
? Majority of appliances are original.
??Class D Properties
? No amenities
? Low-quality construction
? Lower rents/ higher crime
? Frequent turnover and vacancy
? Often, a heavy section 8 tenant population
