Here is an awesome deal we closed in Laguna Beach!


Bought it for $800kPut $150k into it


Two groups of investors came together for a total investment of $1,075,000. The majority was a straight debt loan paid at simple interest and $225k was an equity 50/50 JV loan. We thought our value was going to be $1.5MM based on the ARV appraisal.


Our developer was able to find about 140 extra square feet which pushed the value over $1.6MM.


Here is where it gets really col for our investors. Their share of the profits was roughly $220K AFTER receiving their $225k back!


Phenomenal return and not very uncommon in our model.


Oh and by the way, this project started the beginning of March and should close out sometime next month.
