Annick Timmer’s Mindset Drives Her Success
Annick Timmer is the managing broker at Allure Realty Miami who works with multi-million dollar listings. She delivered a stellar presentation at the HyperFast Growth Summit in Boca Raton, in February 2022, on the importance of establishing a winning mindset to become a luxury listings agent. Allure Realty is a well-known brokerage in both Miami and Tampa, with a show on Netflix called “Selling Tampa.”?
Annick encourages those in the real estate industry to be “focused, driven, hungry and ready to tackle. It's really a warrior mindset after all,” she said.
“I have a little mantra that as soon as I wake up, I step out of bed, brush my teeth, I go to the mirror and I say to myself,” said Annick. “If you don't have a mantra, create one for yourself.”
The mantra must be working. Eight years ago, Annick was a $200,000 listing agent. Today, she has blown that number out of the water.?
“I was sitting here just like you in teaching platforms, workshops, trying to figure out how am I going to get from where I am to where I want to be – which is a multi-million dollar listing agent.”?
Annick suggests that the best way to get there is to be on the listing side versus on the buyer side.
“The heartbeat of your business or leads if you don't have any leads,” said Annick. “Twenty percent of the effort that you make in prospecting and marketing will yield eighty percent of your business. We are not realtors. We are marketers. Period. It’s as simple as that. To get from the buyer side to the listing side, you need to take yourself out of the job of realtor. You're now a marketer. You need to create a marketing platform to be able to generate leads that will fill your pipeline, and that will continue to sustain your business.? So we have to get into a marketing mindset.”
Annick also stresses that “the number of qualified leads you have will either grow your business, keep you in business, or put you out of business. It's very important to understand that. So the key here is putting yourself in a position on generating the maximum amount of leads.” Part of this process is growing your database and building a team.?

She also suggests being focused on your local market, being a constant familiar face in your community – from where you shop to where you workout. “Participate in your community, charity work, volunteer work,” said Annick. “It goes back to the same thing: you want to become that familiar face, the one that they recognize.”
“In order for you to grow and to leverage your business, you will have to teach someone else too. You'll need help,” said Annick. “Being able to scale is what's going to take you over the 2% of $250,000 a year to be able to be the 0.01 percenter of this industry. You have to be able to scale.”?
Annick also recommends building good habits, which means being systematic and consistent in your schedule. “Create something that works for you because each of us are different,” she said.
In addition, you must continue to be learning. “You are in a constant state of evolution and learning,” said Annick. “The world changes and so do you. The world is adapting, you have to adapt. The wind changes direction. You know what you are doing? You're changing directions.” This also means that “you may be having to change your systems once in a while.”?
Perhaps one of the most important messages she delivered is that you have to be crystal clear about your why. “Why are you doing this?” asked Annick. “There are days and there are periods, you will have droughts. There are periods where it will be hard. There are periods where you will get a lot of no’s before you get a yes. So the why and what drives you is what keeps you at it. What wakes you up and pushes you during the day needs to be clear to you.”?
