All Things Condo - Seeking Input
In the fall of 2020 while I was in Banff I had an idea. I was on one of my periodic retreats and mulling over strategic planning for the condos I managed. It struck me that as an industry, we had put the cart before the horse by developing a Reserve Fund Plan without considering the source of the money that is vital to bringing it into being.
That was a 'lightbulb' moment for me. I sold my management company a year ago to explore my idea. I've now played around with that idea for about 18 months and I've developed a Condominium Operating Plan. I've created a workshop for condo boards that helps to strategize a long-range plan for the daily operations and administration of condos. Using historical data and assembled information that at the moment is scattered to the four winds (like service contracts and routine maintenance schedules), the Operating Plan helps to focus attention on the foundation of a successful condo - annual operating budgets.

The Operating Plan is ready to beta test and I'm looking for willing boards to attend a free workshop series to guide them through the process of developing their own Operating Plan. Although this will require some volunteer time, I believe that it will save so much time in the long run that it will be well worth the effort.

The beta test is tentatively scheduled beginning in April with four weekly online workshops of 90 minutes and assignments to complete in between. During the beta test I will also be available to answer questions and help guide the process. Admission will be limited so that there's opportunity for lots of feedback and one-on-one help. While I only managed associations and condos a short time, I was struck how the Boards' thinking were Tactical (how much will members agree to) versus Strategic (how much does the community need over time). I wish you every success in helping associations change their focus!
