All change? The potential impact of UK election on planning regulations

As we approach the upcoming UK election, anticipation grows about potential changes to planning regulations.

Changes can shape the landscape of our industry. At Finchatton, we remain committed to staying ahead of the curve and ensuring our projects meet and exceed the highest quality standards.

A new government will bring more regulatory focus on affordable housing, sustainability, and community engagement. While our core business is best-in-class residential, we also understand the importance of broader developments. We strive to integrate practices demonstrating our commitment to excellence and positive community impact while contributing beneficially to the evolving regulatory environment.

A diverse range of projects can align well with legislative changes, allowing us to contribute positively across various developments.

Our planning expertise constantly evolves and spans our growing portfolio in London and further afield. Our prestigious Thomas’s Day School development within the De Vere Conservation Area in Kensington incorporates the sensitive use of modern elements to seamlessly connect two historic buildings, one Victorian and the other mid-20th century. This has been an inspiring challenge: creating a modern, safe learning environment that respects the existing character while upgrading the fabric of the building to meet ambitious energy targets. Several components have been instrumental in achieving our goals. For example, retaining listed trees and adding a new roof garden results in a biodiversity net gain of 21.73% over the current habitat value.

Outside the capital, our portfolio includes the recently completed Millhanger Farmhouse in Surrey, which beautifully embraces the Arts and Crafts tradition. Planning for this ambitious project was a rightly hard-wrought process, achieved over several years under the National Planning Policy Framework para 84e category of truly outstanding architecture, and is the only one of its kind in the UK.

Millhanger proudly achieves an EPC B rating, a standard met by less than 10% of homes with an EPC, according to the government's latest figures.

Since our CEO, Andrew Dunn , founded Finchatton in 2001, our proactive approach to planning regulations has been a key factor in guiding our clients and growing our established reputation and trusted relationships.

While the expected changes of a new government will inevitably introduce some ‘evolution’ at the higher end of the market, they can also encourage us to consider new types of projects and to integrate aspects of community benefit where possible.

Sustainability will rightly be a core tenet of a new regulatory framework. The industry is moving forward but still has a long way to go. At Finchatton, we seek greener solutions where possible, from eco-friendly materials to energy-efficient designs.

The wider construction industry is seeing exciting developments in decarbonisation, such as JCB's already-established electric digger product line. Meanwhile, their zero-emission hydrogen models are currently in the advanced testing phase at the larger end of their machine range.

New regulations will push us all to innovate and find ways to reduce our environmental footprint while maintaining the highest standards. Projects like Millhanger Farmhouse showcase our ability, where possible, to blend heritage with modern sustainability practices, creating homes that are both beautiful and responsible.

While we remain deeply committed to our work in London and the wider UK market, we have also been expanding our slate of international projects for many years. The global perspective allows us to return new, innovative ideas and practices to the capital, continually enhancing our client offerings.

The advisory strand of the Finchatton business helps us maintain a deep understanding of the regulatory framework within which the industry operates. This expertise enables us to navigate changes adeptly, provide informed guidance to our clients, and ensure compliance and strategic advantage.

A new start calls for upholding the integrity on which Andrew founded Finchatton, and which has guided our operations for over two decades.

In times like these, experience, trust, and guidance are crucial. We look forward to what lies ahead as we continue building legacy properties that stand the test of time and contribute to our communities.
