Al Muiz Enclave - Project Designs
We have worked on many floor plans. Every time, we kept improvising the design. This time we have come up with the most optimal design on the given plot size and dimension. Due to the perfect dimension of the plot, we were able to come out with a harmonious design. With four spacious 2-BHK units on each floor, all are given ample lighting and ventilation.
There is one attached one common toilet for each flat which is quite unique in this project. The Living Area is quite massive with a very spacious balcony that will let loads of sunlight into the flat. More sunlight means more happiness and prosperity. The kitchen has a quite decent utility for keeping washing machine and drying. Another unique aspect of the design is the study / workstation in all bedrooms.

The best part of the floor plan design is that we have accommodated four units of spacious 2-BHK apartments on each floor. All two bedrooms are quite spacious with spacious and comfortable attached balconies. The toilets are quite spacious and can even have a separate enclosure for bathing.

Stilt-Parking Plan
We have to total of 16 spacious sedan car parking slots. The cost of one car parking is 1.75 lakhs that is not included as part of the flat's cost. The car parking slot has to be purchased separately. The price of the slot may go up due to heavy demand. So, along with your flat booking, don't forget to block a car parking slot.
Elevation Design
This is the latest version of the elevation rendering we have received from our design team. Be assured that the elevation will be one of the best as we need to compete with major builders in this area. In our earlier projects we have not given much importance for elevation but as we are becoming more and more matured we strongly feel that the elevation design plays a major role in the construction industry.
Al Muiz Enclave - Project Pricing
The rate per square foot is Rs.3,789/- ONLY. As this is the third project of this developer under Halal Housing scheme, he has come forward offering almost at the cost price. The market price in this area is nothing less than Rs.6,500/- per square foot.
The booking amount (stage-1, car parking) of Rs.1,75,000/- has to be made into the following account. There is no scope for any further negotiations in the above pricing as this is already a highly discounted pricing and the same can be validated whenever you come for the site visit.
As we have only limited car parking slots, they will be allotted on the basis of first-come-first-served basis. The blocking amount of Rs.25,000/- is non-refundable and can only be transferred to other projects of the same developer in case of cancellation.

Al Muiz Enclave - Return on Investment
Many of our members used to ask about the ROI and Rental returns on their investment. Here is a very crude but confident calculation.
If you are a smart investor, then you will also consider the fact that the cost of the apartment Rs.36,00,000/- is not invested one time. It is invested across 30 months with only 36% upfront payment and the remaining 64% over a period of 30 months. If we consider this payment pattern into account, the return on investment will be much much higher.
The rental income on this property will be nothing less than Rs.25,000/- after completion if we properly do the interiors as per the given design. If we have to look into the calculation, this is how it is going to work out.

This will be the third project for Cuboid Constructions under the Halal Housing scheme. They have delivered many residential projects in the past before on-boarding with Halal Housing. This will instill a lot of confidence on the quality of construction, engineering, workmanship and quality of materials used.

They are a group of young creative minds headed by Er.Sufyan (8892325805) with technical expertise working towards fulfilling the customer requirements.
Al Muiz Enclave - Legal Status
Cuboid Constructions has entered into a Memorandum of Understanding (MoU) with the landowners of this 3900 sq. of BBMP prime property in the heart of MS Palya. As soon as the bookings are over, the developer will execute Joint Development Agreement (JDA) general power of attorney (GPA) with the landlord. After this step, the developer will enter into sale agreement with the individual flat buyers.
The sale deed for the individual flats will happen after the completion of the project and upon full 100% payment. All flats of this project will get a "B" Katha. Kindly note that this is NOT a OC/CC project.
