Akbar Enclave - Project Designs
We took a lot of time to come up with the floor plan design. We tried multiple options and it took more than a month to come up with this unique design. The highlight of the design is we have placed all eight 2-BHK units all connected with one central corridor. Interestingly all units are of the same super built-up area (875 sq. ft.) except flats 2 and 3 which are 23 sq. ft less in size.
There are some unique characteristics of this futuristic design...
The central corridor (4'6") has a 4ft wide staircase with two massive elevators. Even if one elevator is down for maintenance, the other elevator will be in service so that there is no disruption of service. In order to have ample lighting in the corridor we have placed multiple ducts (Open To Sky - OTS) and also will have skylight in the staircase area.

Akbar Enclave - How to Block your flat?
The booking / blocking amount (stage-1) of Rs.25,000/- has to be made into the following account. There is no scope for any further negotiations in the pricing mentioned as this is already a highly discounted pricing and the same can be validated whenever you come for the site visit.

Alternatively, you can also use the following QR code for UPI (alakbarventures@kotak) payment (GPay, PhonePe, etc,.) to send the blocking amount of Rs.25,000/-.
Note 1: Please note that the allotment of the actual flats will be done based on the order of the blocking amount received. We purely work on a first-come-first-served basis with no favoritism to anyone.

This project is planned with a bunch of amenities at an additional cost pooled in by all flat owners towards the fag end of the project. Most of these amenities will be on the terrace.
Akbar Enclave - Return on Investment
As soon as I set a whatsapp status yesterday regarding this project, we got a huge response. Many of them were asking about the ROI and Rental returns on their investment. Here is a very crude but confident calculation.
If you are a smart investor, then you will also consider the fact that the cost of the apartment Rs.39,00,000/- is not invested one time. It is invested over a period of 36 months with only 36% upfront payment and the remaining 64% as non-interest based EMI. If we consider this payment pattern into account, the return on investment will be much much higher.
The rental income on this property will be nothing less than Rs.30,000/- after completion if we properly do the interiors as per the given design. If we have to look into the calculation, this is how it is going to work out.
Akbar Enclave - Project Developer
The project will be managed and developed by Al Akbar Ventures under the guidance and supervision of Halal Housing team. Though this is the first project for them under the Halal Housing scheme, they have worked closely with the core Halal Housing team in various other projects and hence comes with a rich spectrum of experience and expertise.

Akbar Enclave - Project Architects
The project has been conceived and designed by Emphasis Designs, Bangalore's budding designing firm known for its concept designing in residential and commercial projects in terms of both civil and interiors. They are a group of young creative minds headed by Er.Sufyan (8892325805) with technical expertise working towards fulfilling the customer requirement. I should mention one interesting thing that happened in this project.
One interesting thing happened in this project. Er.Sufyan got married on 21st July 2023 and his marriage was fixed at 5.00 PM. He was working on this project till 4.00 PM on that auspicious day in consolidating the artifacts. This shows his commitment and determination, reflecting the true spirit of Halal Housing. We wish Er.Sufyan a very successful married life with all the goodness of this world and the hereafter.
Akbar Enclave - Legal Status
At the time of launching the project, the developer company Akbar Ventures has entered into an MoU with the landowner for entering into a Joint Development Agreement. The land is currently under corporation city limits and having "A" katha status. We have a commitment to pay an upfront amount to the landowner at the time of executing the Joint Development Agreement (JDA) and General Power of Attorney (GPA). The first payment (stage-2) from the customers will be used for this purpose.

About Halal Housing
Halal Housing provides affordable housing to the middle class families under the non-interest based EMI scheme. So far we have delivered close to 35 projects of various sizes in Bangalore alone. Now we are fast expanding to other major Indian cities as the demand for housing under this scheme is huge.
Our pricing is at least 30% lesser than the market value without compromising on the quality of construction and other standards. Under our scheme the customers are supposed to pay 40% at the time of beginning of the project and balance over a period of 2.0 to 4.0 years (depending on project) in the form of non-interest based EMI.
