Akbar Enclave - Project Designs

We took a lot of time to come up with the floor plan design. We tried multiple options and it took more than a month to come up with this unique design. The highlight of the design is we have placed all eight 2-BHK units all connected with one central corridor. Interestingly all units are of the same super built-up area (875 sq. ft.) except flats 2 and 3 which are 23 sq. ft less in size.

There are some unique characteristics of this futuristic design...

  • All bedrooms have an attached toilet
  • All toilets are exactly of same size (3'9" X 8")
  • All bedrooms are provided with a study table / workstation
  • All flats have at least one spacious balcony
  • All kitchens have a utility space for keeping washing machine
  • All wardrobes in bedrooms are of 5 feet wide (except one)
  • All bedrooms are not less than ~120 sq. ft.
  • All bathrooms have a covered bath area

The central corridor (4'6") has a 4ft wide staircase with two massive elevators. Even if one elevator is down for maintenance, the other elevator will be in service so that there is no disruption of service. In order to have ample lighting in the corridor we have placed multiple ducts (Open To Sky - OTS) and also will have skylight in the staircase area.

Akbar Enclave - Project Pricing

  • Cost of a spacious 2-BHK unit is Rs.39/- lakhs (all Inclusive) @ just Rs.4545/- per sq. ft.
  • One covered car parking costs Rs.2.00/- lakh. (We have only 16 parking slots as part of our share.)
  • 36% upfront payment (Rs.14,04,000/-) and balance in 36 months interest free EMI (Rs.69,300/-) based on the Halal Housing model.
  • Cost of Undivided Share - UDS (185 sq. ft.) is Rs.16.65/- lakhs @Rs.9,000/- per sq.ft.
  • Preference will be given for families and group bookings. The 2nd flat booked by the same family will get 1% discount.
  • Promoters' Club members get 1.00% as referral bonus on base price and straight 2.5% discount for one shot payment.
  • Flats 2 and 3 (on all floors) cost Rs.1,00,000/- less (23 sq. ft. lesser in size).
  • Flats 1 and 8 (on all floors) cost at least Rs.2,00,000/- more as road facing premium. This might go up based on the demand.
  • Ground and Second floors pre-booked by landowner and hence no flats available on these two floors.
  • SBA - Super Built-Up Area that includes 16% common area absorption. (Built up Area of each flat +16%).
  • 1% discount applicable for booking before 10th June 2024.

Akbar Enclave - How to Block your flat?

The booking / blocking amount (stage-1) of Rs.25,000/- has to be made into the following account. There is no scope for any further negotiations in the pricing mentioned as this is already a highly discounted pricing and the same can be validated whenever you come for the site visit.

Alternatively, you can also use the following QR code for UPI (alakbarventures@kotak) payment (GPay, PhonePe, etc,.) to send the blocking amount of Rs.25,000/-.

Note 1: Please note that the allotment of the actual flats will be done based on the order of the blocking amount received. We purely work on a first-come-first-served basis with no favoritism to anyone.
Note 2: While making the online transaction, clearly mention your name, flat number being booked and project name, Akbar Enclave. This will make things easy for us to trace the transactions.

Akbar Enclave - Payment Stages

  • Stage-1: Rs.25,000/- (Rupees Twenty Five Thousand Only). The payment should be immediate and fully refundable ONLY if you find any valid issues in the property. This amount will be adjusted in later payments.
  • State-2: Rs.2.00/- Lakh for one covered car parking. We have only 16 slots under our share. So it is purely based on a first-come-first-served basis. This amount to be paid after the formal on-boarding process.
  • Stage-3: 36% of the cost of the flat (Rs.14,04,000/-) to be paid at the time of entering into the sale and construction agreement with individual customers. These documents will be on a Rs.500/- legal stamp paper.
  • Stage-4: 64% of the amount to be paid as non-interest based EMI over a period of 36 months (~Rs.69,300/-) starting from September 2023 onward.
  • Stage-5: Amenities payment (as mentioned below) to be made at the fag end of the project. The actual cost of all the amenities will be equally shared by all flat owners. This amount will come approximately to Rs.2.90/- lakhs per flat.

Note: Before adding and transferring the booking amount of Rs.25,000/-, please don't forget to call the project director Br.Ahamed (9880 800 488) and make sure that the units are still available. This will avoid unnecessary disappointment and discomfort on both sides of the table. The booking amount is non-refundable.

This project is planned with a bunch of amenities at an additional cost pooled in by all flat owners towards the fag end of the project. Most of these amenities will be on the terrace.

Akbar Enclave - Return on Investment

As soon as I set a whatsapp status yesterday regarding this project, we got a huge response. Many of them were asking about the ROI and Rental returns on their investment. Here is a very crude but confident calculation.

  • Price Offered by Halal Housing - Rs.39,00,000/-
  • Current Market Value of the Property - Rs.48,00,000/-
  • Value of Property after 36 months (10% YOY) - Rs.61,00,000/-
  • Net Return on Investment on asset value - Rs.22,00,000/-
  • Percentage Return on Investment after 36 months - ~56%

If you are a smart investor, then you will also consider the fact that the cost of the apartment Rs.39,00,000/- is not invested one time. It is invested over a period of 36 months with only 36% upfront payment and the remaining 64% as non-interest based EMI. If we consider this payment pattern into account, the return on investment will be much much higher.

The rental income on this property will be nothing less than Rs.30,000/- after completion if we properly do the interiors as per the given design. If we have to look into the calculation, this is how it is going to work out.

  • Upfront investment (36%) - Rs.14,04,000/- only.
  • Keep paying the EMI for 36 months at the rate of Rs.69,300/- per month.
  • Then recover the rental income of Rs.30,000/- for 83 months.
  • From the 120th month onward the ROI on actual investment is 2.15% where the industry standard is 0.5% only even for commercial properties.

Akbar Enclave - Project Developer

The project will be managed and developed by Al Akbar Ventures under the guidance and supervision of Halal Housing team. Though this is the first project for them under the Halal Housing scheme, they have worked closely with the core Halal Housing team in various other projects and hence comes with a rich spectrum of experience and expertise.

Akbar Enclave - Project Architects

The project has been conceived and designed by Emphasis Designs, Bangalore's budding designing firm known for its concept designing in residential and commercial projects in terms of both civil and interiors. They are a group of young creative minds headed by Er.Sufyan (8892325805) with technical expertise working towards fulfilling the customer requirement. I should mention one interesting thing that happened in this project.

One interesting thing happened in this project. Er.Sufyan got married on 21st July 2023 and his marriage was fixed at 5.00 PM. He was working on this project till 4.00 PM on that auspicious day in consolidating the artifacts. This shows his commitment and determination, reflecting the true spirit of Halal Housing. We wish Er.Sufyan a very successful married life with all the goodness of this world and the hereafter.

Akbar Enclave - Legal Status

At the time of launching the project, the developer company Akbar Ventures has entered into an MoU with the landowner for entering into a Joint Development Agreement. The land is currently under corporation city limits and having "A" katha status. We have a commitment to pay an upfront amount to the landowner at the time of executing the Joint Development Agreement (JDA) and General Power of Attorney (GPA). The first payment (stage-2) from the customers will be used for this purpose.

Halal Housing provides affordable housing to the middle class families under the non-interest based EMI scheme. So far we have delivered close to 35 projects of various sizes in Bangalore alone.
