AI is not a replacement, but it is an accelerant ??

This past week has seen a flurry of notable advancements in the realm of AI, specifically spotlighting ChatGPT, DALL-E and a raft of improvements on everyone's favourite design tool Canva.
It was also the week when news of Deepfakes hit the mainstream, being eyed as both a training tool (positive and time-saving) versus a growing threat (from falling into nefarious hands and unauthorised use). Both Mr Beast and Tom Hanks have had issues you can read about here.?
In my keynote back in March this year at the Real Estate Institute of New South Wales [REINSW] WIRE conference, I mentioned that at some point, AI would be a tool for everything “you’ve read, heard, seen and forgotten”.?
This kind of came to pass this week when we saw wearables taking the spotlight, including the launch of a pendant by Limitless that records and transcribes everything you see, say and hear.
The software creates a searchable audio database from the 'soundtrack of your everyday life', and you can pre-order it today for USD 59.
My first thought on seeing this is that it's way more terrifying than social media in documenting your life - I always like to feel grateful that social media wasn’t around in the early '90s when I was hanging around a fabulous Dive Bar called Minsky’s...
But this documents everything - nullifying the entire plotline of movies like The Hangover….you’d be able to see photos and listen back to the audio and know exactly where you've been, who you've talked to, what you've done... etc
Professionally, I can see a huge professional application for this tool - if you're in real estate, imagine being at an inspection, an appraisal, an auction and being able to document everything to learn from it in the future.
In any business, imagine being able to debrief in detail customers won or lost, employee conversations, and troubleshoot service issues.?
But before we all get too excited, it's worth noting that technology and wearables have not always succeeded - Google Glass bombed, and have Spectacles by Snap ever been a real thing? Meta released an upgraded version of their AI glasses this week, too - I guess we’ve yet to see whether these new wearables end up Game Changers or "Nothing Burgers (article by John Foong who's had some experience in that area!). And what about Privacy - there's another whole can of worms...
Over on AI-powered agents?this week, I played with some of the new tools; here’s what went down:
AI is not a replacement, but it is an accelerant ??
Jonathan Creek asked me to be a guest on his “Spring into Action” series for real estate agents. I have to tell you, I am normally way more comfortable asking questions than answering them(!), but the discussion covered quite a bit, from whether AI is here to stay to prompts you can use now to how to beat the robots in the future.
If a picture tells a thousand words, how many does it tell with AI? ??
What type of style is that cupboard? What period is that bathroom from? How many bedrooms do I need to sell at a premium based on comparables? Can I eat this biscuit, and is it good for me? All this and more from ChatGPT's new Chat to an Image feature.

Convergence ??
This week, after years and years, I cancelled my Getty Subscription.
I couldn’t wait for the rollout of DALL·E 3 into the ChatGPT interface (which happened the day after I recorded this video), so I recorded a video earlier in the week about how to access it and generate images through the Bing browser.
Just when I started thinking I had wasted my time and should have waited, I also discovered that if you generate images through Bing, you can design with them in Microsoft Designer immediately, which was pretty cool.
Watch ???? I couldn't wait for the Dalle-3 integration into ChatGPT... so here's how to test it yourself
Finally, we've announced this week some final dates for 2023 in our AI Powered Agents workshop series, which will accelerate your 2024. (Spend one day with me and I'll give you months back!)
Secure your spot(s) here.
The Australia dates are with thanks to Domain , and the NZ dates are with thanks to Trade Me Property ??
That's it for this week - as always, remember to say please and thank you to the robot, as you never know...
