Agents - have a strategy if you want to sell a clients property at the best price...

I recently posted an article on 21st April called 'How to beat an online agent charging peanuts'.  

It wasn't actually a swipe at online agents, as I believe there is most definitely a market for the type of service they offer.  It was intended to highlight that I'd won some business (a second time) by being attentive, understanding what was important to my client, and then spending quite a few hours forming a strategy that indicated how we could create the result that was so important to her.

During those few visits to her home (and before any kind of agreement was signed) it allowed me the time I'd need to build the level of rapport and trust needed for my client to make the decision to instruct me.  

In fact, I hadn't valued her property at more than the other agents, but what I had done is show examples, and talk through every detail of how we wanted the property to appear to create the biggest impact possible.

The property was in a refurbished condition.  It also wasn't filled with expensive designer furniture, and in fact much of it had been found in salvage shops or free-cycle.  But you work with whats is on offer, and with a lot of de-cluttering and re-positioning of the items we wanted to stay, the effect was great and Hello Magazine would have been pleased.

A photogenic property on the portals will garner a lot of attention and an initial open day of nearly 20 viewings (in a quietly subdued market place) was testament to that.  

In fact with 5 offers in the first few days of marketing, we've now received an offer in excess of the value several local agents suggested it could even be sold for.  That's the power of presentation and why it should feature high on your list for all your clients.  

Online agents have a huge price advantage for their clients that the high street will not be able to replicate.  Traditional agents have an office, local knowledge and know how and can build more trust with their clients, especially if you can show examples of how your great advice made a huge impact and attained a great result.
