An Agents Guide To Effective Door knocking

Door knocking is a fantastic way in this day and age to get phone numbers and email addresses with a personal approach. A lot of people feel intimidated by door knocking, reason being that
A) they don't feel safe,
B) they don't know what to do,
C) they don't know what result they're trying to achieve.
Here’s a few strategies that I can recommend with door knocking...
Personal Introductions
Firstly, personal introductions are a fabulous way of getting to know the owners in your farm area. Go out and introduce yourself to the owners in the area and take something of value with you. For example you could take your ipad and you can show them a free market report you put out for their suburb each month or, something that's of value for them looking to sell their home. ‘10 top tips to sell your property in the fastest amount of time’ or renovations tips are another couple of examples you could use to get them to join your email list and join your social media.
It's getting more difficult to get phone numbers now. The white pages have some landlines and in New Zealand getting mobile numbers are much harder. Another way in which you can do this, is by door knocking. And it's that friendly face and a friendly attitude that will win you business mixed with consistency.
Best Times Of The Day To Door Knock
Saturday's work really, really well between 10am and 4pm, and in the evenings between 4pm-6pm. Sundays generally are a lot harder, but give it a go find out what works for you. Also, a lot of people are home at 10am or 11am in the morning. Lunchtime can also be a good time that you could try as people come home for lunch. Test and measure different times of the day that work for you.
Magic 25
You've got a new listing in the area. Door knock 25 neighbours either side of your listing, this is called ‘Magic 25’. Take a brochure of your new listing with you and ask them, have they had any thoughts of buying or selling? Or, do they know anyone that's thinking of moving into the neighbourhood?
