Although I have been in real estate for just over twenty years, I have specifically dedicated the last ten(10) years of my life researching, speaking, and training Agents and Brokers throughout the country. In the pursuit of creating something very special, the journey was not fun and came with a lot of sacrifices that required sickening dedication and focus. I failed often…. I won some…. Other times, I was too early with some awesome ideas that were ahead of its time. However, most importantly, my experiences were rich as I learned from them and put everything(Good to Great) into practice! You see, with every fiber of my being, I was relentlessly chasing something that was bigger than me: Creating the ultimate real estate marketplace!
During this journey, as I routinely spoke to both Agents and Brokers, I asked certain questions and took note of their perspective(s) on the real estate industry and how they conduct business. Admittedly so, regardless of their experience or years in the business, everybody is/was all over the place. With the exception of a few shared ideologies, I realized that the collective real estate industry is habitually conflicted on most topics in regards to: Best Practices, Consumers, Technology, Business Models, Commissions, etc… One thing that vividly became apparent to me was, the real estate industry is a very loud echo-chamber that’s both consciously and unconsciously its own worst enemy. In addition, and maybe even worse, it's apparent to me that the industry is in a downward spiral and doesn't know how to save itself.
TRADITIONAL “OLD SCHOOL” BROKERAGES
No matter the company name on the business card or the sign in the front yard, most Brokers and Brokerages are the same… Most Brokers and Brokerages are nothing more than real estate agent landlords… Most Brokers and Brokerages are not technically equipped to serve their agents or their agent(s) clients… Most Brokers and Brokerages are failing their agents… Most Brokers and Brokerages are broke!
Traditionally, most Brokers and Brokerages provide these same few basic services to their agents:
- Basic Split/Flat Fee...
- Maybe an office…
- Maybe some training…
- Maybe a Commission CAP…
- Maybe the ability to start a TEAM...
In all fairness to Traditional Brokers and Brokerages, am I missing anything that most of them offer(s)? Sadly, based on my research, most Traditional Brokers and Brokerages don’t provide 50% of the things I noted above. Agents are joining these firms green, inexperienced, and vulnerable. Per NAR, 87% of New Agents are going to fail within five(5) years! We(Practitioners) have a fiduciary responsibility to consumers and the general public to facilitate, protect, and serve them in regards to their real estate needs. For most consumers, buying a home is the largest financial commitment of their lives. WHY ARE MOST TRADITIONAL BROKERS AND BROKERAGES SO PASSIVE ABOUT ENSURING, PROVIDING, SUPPORTING, AND TRAINING THEIR AGENTS TO BECOME PRODUCTIVE AND PROFESSIONAL CONSULTANTS THAT SERVE THEIR COMMUNITIES?
WHO WORKS FOR WHO?
The Broker and Brokerages of the future, must do better! The Broker and Brokerage of the future, must evolve their value proposition! The Broker and Brokerage of the future, must find new ways to execute the basics! The Broker and Brokerage of the future will work for their Agents, not the other way around! The Broker and Brokerage of the future, will evolve or die!
Based on our research, we realized that in order to thrive in an evolving industry that we(DOSS) had to create a Digital Brokerage via a NEW STANDARD that now strategically places the consumer at the center of the real estate transaction. In addition, we realized that we must create a superior business method that better serves and supports our Agents by equipping them with predetermined service options that successfully empowers them to meet their clients at their individual point of need. Consumers are different and have different needs. There can no longer be this one size fits all approach to real estate. The better we equip, serve, support, and train our Agents, the better they are able to serve the consumer and the community. At DOSS, we work for our Agents and we transparently give consumers the option to choose the level of service(s) they need and want based on their experience! In addition, we give our Agents additional ways to generate revenue and increase their bottom line as they better serve their clients.
If you believe you need to do something different, you want more support, you need more training, you want to make more money, and most importantly you want a Brokerage that works for you… JOIN US! Are we different? You damn right we are! Why would we build another Traditional Brokerage that looks like everybody else?! 4 年Great article. Of course the real estate marketplace and the real estate services marketplace are not one and the same. To me the biggest challenge to the real estate services marketplace is right around the corner - when digital, virtual and other technologies together with new approaches to risk management create a more perfect (in the economists' sense of that word) real estate marketplace.
