An affiliate of Walton Street Acquires Elysian at Tivoli, a 359-unit Class-A midrise apartment community In Las Vegas, NV

Chicago, IL, November 30, 2021 – An affiliate of Walton Street Capital, L.L.C. (“Walton Street”) announced that it has acquired and recapitalized a 359-unit mid-rise community located at 8791 Alta Drive in Northwest Las Vegas (“Elysian Tivoli” or the “Property”) in partnership with The Calida Group (“Calida”) in a privately negotiated transaction.

Completed in 2021, the Property features a mix of studio, one-, two-, and three-bedroom apartments that are currently 94% leased. Unit and property amenities include designer interiors with contemporary finishes, fully equipped kitchens with stainless steel appliances, plank flooring, an outdoor pool with cabanas and grill areas, an oversized fitness center with yoga and spin room, tanning salon, steam room, and sauna.

Elysian Tivoli is located in the Northwest Las Vegas suburb of Summerlin, roughly 13-miles away from the Las Vegas Strip. The Property is located adjacent to two mixed-use districts, Boca Park and Tivoli Village, which are walkable from the Property and serve as an attractive amenity for residents. Downtown Summerlin, approximately 4-miles west of the Property, features a diverse mix of shops, restaurants, indoor and outdoor venues, including the Las Vegas Ballpark, City National Arena (home to the Golden Knights practice facility), and the Red Rocks Casino Resort & Spa.
