Buying an investment property is a significant financial commitment, and landlords often rely on rental income to cover mortgage repayments and other expenses. Supporting private investors can encourage them to provide more affordable housing options.

?To achieve fairness and consistency, it is vital that legislation considers the interests of both tenants and landlords. More education and resources need to be made available to help both parties navigate the complexities of the rental market. The cost of living has increased across the board for everyone, and it's important to foster an environment that promotes mutual understanding and cooperation.

Allow me to provide you with an example from my personal experience as an investor. When I first purchased a property just last August, my weekly repayment was $349.20. However, due to rising interest rates, it has since increased to $484 per week—a significant jump of $134.80.?In?contrast, the annual rent review revealed a mere $10 per week increase?in?market rent. I share these figures not to seek sympathy but to highlight the impact of rising costs on landlords. Investing?in?any asset, be it property or stock, always carries a certain level of risk, but we cannot predict the future.

Hence, when I hear suggestions from the government about rent caps or freezes, I can't help but feel puzzled. Implementing such measures might not address the underlying issues of the housing crisis. Instead, let's focus on creating an environment that fosters responsible and sustainable growth?in?the rental market.

?It's important to dispel the misconception that property investors are predominantly large companies or the ultra-wealthy.?In?reality, the majority of our landlords at One Agency Orange are hardworking mum and dad investors. They are simply striving to secure their financial future, whether it's for retirement or their children's well-being. These investors are the backbone of our country and play a crucial role?in?driving economic growth.

Yes, we are currently facing a housing crisis, but blanket solutions such as rent caps or freezes may deter potential investors from purchasing investment properties. Instead, let's work on implementing innovative ideas that address the root causes of the crisis while fostering an environment that encourages investment.
