90 day cycles and the power of showing up

Theo Birkner , Managing Partner at CENTURY 21 Origins chatted last week about the real estate market and the importance of adhering to a high standard of care. One way to do this, is to KNOW YOUR PRODUCT. Each piece of real estate is different and in a sense, it's own masterpiece. A Realtor will take their time getting to know the ins and outs of the property, do as much due diligence as possible and create a marketing plan to showcase the art "real estate" in the best light possible and share the opportunity. Every new house with a just listed sign, is a proverbial life-changing call to action for the next tender. We may be in the real estate business, but really, we are in the people business. And that's beautiful.
Theo states about the Fall market, "if the property is priced well, it's moving quickly". Pricing is very important in this market and a Realtor is able to consult and share a price range that is ideal. Keep in mind the market is always changing and navigation is key. Pricing too high can come back to bite you.
With change as our only constant, it is safe to say there has been little to no shyness with the changes to the real estate landscape recently. We have had changes to the Rules of Cooperation come into effect October 17th, as well as new federal and provincial legislation coming our way on January 1, 2023.
Kim Spencer, the Greater Vancouver REALTORS? 's Ethics Guy has graciously created an easy to digest video series to educate the industry on these changes. One change that we continue to talk about is the new IDRPO form, which is an offer management handling practise and now an irrevocable decision once the decision has been made and the IDRPO form has been signed. In simple terms, this form allows a seller to look at offers at a prescribed date in the future, with no turning back.
The Home Buyer Rescission Period (aka. Cooling Off Period), as well as the Federal ban on foreign buyers are legislation you can expect to change in the new year.

Let's cap-off with CYCLES. There is a reason and high-level approach to tracking goals and progress after the end of each Quarter or 90-Day period. When I think of these 90-day cycles, it all starts with getting to the dance early and anticipating the outcome. Each cycle requires a meeting or review set in the future and will look straight at the outcomes delivered. Did you make it? Or not? Are you on target? Yes, you nailed it. Or what processes or time commitments need to be altered that you had formulated 90 days prior. Create a masterful POA into your business that takes a solid look at each 90 days. The goal: to be proud of yourself after the end of each quarter because you knew what you had to do and anticipated the outcome.
"There are under 2 months left in 2022 and one of these months, December, is a catylyst month in disquise. Don't be fooled by the holiday cheer and apparant slow-down during this month. Enjoy the cheer and take in the downtime, absolutely. But don't turn a blind-eye to the massive, rooting power that comes from the end of this 90-day cycle. The cycle ends quickly and you don't want to be late. Let's aim as we charge into the new Q1, 2023 .. with fireworks."
