8 Ways To Boost The Resale Value Of Your Home

1. Update The Kitchen

While a full remodel is always nice, it doesn’t have to be the case. Save as much of your budget as possible and focus on the larger items in the kitchen and, from there, move on. If your cabinets are out of date, give them a face lift instead of entirely replacing them. Paint or stain cupboards to change the look, without taking too much out of your home improvement budget.

If you’re able to save on cabinetry, replace older kitchen appliances with energy efficient models. This update will appeal to potential buyers from a financial standpoint while simultaneously improving the look of your kitchen.

2. Rooftop Replacement

Rooftop replacement can adjust the character and the vibe of your home. For instance, if you need a unique ambiance to your rooftop, you can pick natural thin layers of slate. On the other hand, if you need a more efficient and a fireproof rooftop with beautiful hues, metal rooftop can be the best choice.

There are other alternatives apart from these. All things can be considered; all roofing materials and sorts can add value to your home if used correctly.

2. Bathroom Renovation

From showers to getting ready, the time spent in the bathroom adds up faster than you might think. As a result, it makes sense to invest in such a high traffic area. If you want your home to sell to the masses, do yourself a favor and paint the both interior and exterior with a neutral base. While pink might be great for your teenage daughter’s room, it might not be for someone who is looking to turn that space into their office. So when it is time to sell, be sure to view your home through the eyes of the potential buyer. As mentioned before, painting outdated kitchen cabinets is an inexpensive way to transform an entire room for the better.

4. Attic Addition for Increased Space

Here's a great idea if you want to add a couple of bedrooms and a bathroom without adding on to your home. Cost wise, this is the cheapest addition for adding space without building on. If your home is small, say a two bedroom home, it will be more attractive with four bedrooms with the addition.

5. Floor plan redesign

If having an extension is not an option, architects can redesign an existing home.

Sometimes by moving walls and doorways or making some of the living space open plan, you can completely revamp a property and perhaps make better use of the space.

A combined kitchen/diner is enjoying a resurgence in popularity, as people like the idea of being able to interact with guests as they prepare a meal; or large French doors that lead from the dining room to the patio can blur the lines between inside and outside and give you even more room to make the most of.

6. Put in New Light Fixtures

A simple light fixture can instantly change the look of a room or entry way. Pick fixtures that are classic and in a modern color scheme (no brass!). However, watch the price tags. The price range is huge, and buying several can add up quickly. It’s wise to choose something in the middle that matches the overall tone of your home decor.

7. Replace the Floor

Putting in a new floor in certain areas or throughout the property is an excellent way to boost property values. Replacing standard grade carpet and linoleum with higher end material like laminate, tile, stone or even hardwood will not only add value, but it will make caring, cleaning and repairing the floor so much easier.

8. Clean Up

While it is not the easiest task, decluttering your home is likely the cheapest on our list of improvement tips. If your home is cluttered with an assortment of knick knacks, take time to organize, donate or sell these unwanted items. When you free your home of extra things, it helps to make even the smallest spaces appear larger than they are.
