Conversations with strangers can be awkward sometimes - am I right?!


?If?you're raising capital, you're in the business of talking to strangers - it's the lifeline?of your business!


Ready to learn?some simple strategies to make it less awkward so you can turn more conversations into capital? Keep reading, my friend.


7?? Ways to Have Less Awkward, More Productive Conversations with Potential Investors


??? 1 -?Do some stalking first.?(we'll officially call it 'research' ??). Before you meet with any potential investor, Google them. This information will help you ask?better questions and?have a more productive conversation.

?

For example, maybe you find out they've invested in several syndications already - your questions?should be completely different with an experienced investor versus someone who's brand new. Don't go in blind!


?? 2 -?Smile more.? If you're an analytical person or a 'Type-A' driver personality, you can unintentionally come across as super intense, or unfriendly.

?

My sales coach once told me my resting face was scary - and if I smiled more, I'd sell more. If you're happy to be talking to a potential investor, tell your face you're happy!???


???3 -?Match their pace and volume.?When I was VP of Sales, one of my sales reps was struggling?when he moved from?the South Carolina office to NYC. He was still?talking?like?he was in South Carolina - and these New Yorkers?were over it.?

?

It was costing him sales simply because he?wasn't relating to them. It's crucial that you match your investor's pace of speech and volume - regardless of your natural communication style. Bottom line, be a chameleon.


???4 -?Respect their time.?Don't assume they know how long the meeting is going to last. You'll make them much more comfortable if you tell them first in your online scheduler (i.e. calendly, acuity, etc.). For example - "We typically spend 30 minutes on these calls, but we always block off 45 minutes in case you have additional questions."?

Also - make sure when you start the meeting you tell them how long you have blocked off and confirm that's their understanding as well. This seems minor but makes a major difference in your investor's?comfort level in the conversation.


?? 5 -?The less you talk, the more capital you'll raise. Don't pull up a slide deck and jump straight to pitching them on why your investments are so amazing.

?

Ask questions that get them talking about their investing experience - what's working, what's not working, the real reason behind why they're interested, and how they're hoping you can help.?Keep a list of questions you can refer to in the conversation to keep you on track.


???6 -?Be mindful of your body language.?Whether you're in person or?video on Zoom, watch their body language and match it. If they're telling you something important and they're leaning in, you will look disinterested if you don't match their body language and lean in, too.

?

The opposite is also true - if you're leaning in and they're sitting in a more relaxed position, you'll look too eager (and like the typical salesperson). Watch how they move and slowly adjust to match them.?


?? 7 -?Notice their communication style and match it. Observe how they ask questions and how they answer your questions - are they exact, precise, and detailed? Or are they short, to the point, and high-level / bottom-line focused??I typically spend?2+ hours training on personality/communication?types because it's so important to being successful in sales and building real rapport.

?

We don't have 2 hours here, so remember this - they won't invest with you if they feel awkward or disconnected in the conversation.?Regardless of your natural communication style, you must adapt to theirs.?

I think these are great tips for every basic sales conversation. To raise more capital into your deals the pre meeting research is vital, as is the questions you ask, how you prepare your variables and handle negotiations and most importantly having the confidence that your price is worth it!
