7 principles of better buildings. #05

Today, we are ending 2022. We are passing through one of the worst inflation waves, it’s pretty clear that we have made enough loss. But still, we are not done yet. Well, every one of us has heard that we need to save our asset's economic value, are we saving our building's economic value?

This is indeed a very tricky question. The development is still increasing with rush speed. heavy investment is pouring into building development. today, are we sure about the financial return of our buildings ? are we sure we follow the standards that keep the economic value of buildings?

First, let's look at what keeps a building's economic value. the sustainable design allows engineers and architects to develop design strategies for creating better buildings.

There are 7 principles of design principles engineers use during each phase of building development.

Thermal Comfort

The thermal environment is comprised of air temperature, surrounding surface temperatures, air speed, and humidity. A person’s perception of thermal comfort depends on their metabolic rate, clothing, and personal preference. There is a very large body of work that demonstrates the perception of thermal comfort has a significant impact on workplace satisfaction.

?Indoor Air Quality and Ventilation

Outdoor air renews oxygen for breathing and dilutes pollutants. Increasing ventilation rates to the sorts of levels suggested in some related standards is a real challenge for designers, if it is not to lead to significantly increased energy usage.?

Water Heating

Hot water plays a major part in modern life. We each use between 40 and 60 liters of hot water per day to wash, our utensils and our clothes, and the production of hot water represent a significant part of the building's energy consumption.

?Safety and Security

Each individual life-safety system performs a specific function, and one of the most effective ways to enhance overall protection and gain other important benefits is through the integration of fire, security, emergency communications, and life-safety systems. By bringing the annunciation, oversight, and management of multiple systems together to a single point of control, you can strengthen the ability to identify problems, respond appropriately, manage the situation, and return to normal operations. This is all part of a trend toward leveraging the intelligence of today’s advanced fire and life safety systems

Energy Management and Conservation?

An energy management system is often confused with energy-saving measures that one implements to conserve available energy. However, energy management is a much more comprehensive topic to deal with, it includes the process of controlling, monitoring, and conserving energy in the public or government sector, businesses, organizations, and even in residential buildings.

Intelligent systems

Intelligent systems are already having a significant impact on the building industry, helping companies move beyond a focus on cost reduction. IoT applications aim to grow margins and enable features such as dramatically more efficient building operations, enhanced tenant relationships, and new revenue generation opportunities.

Operation and Maintenance

Operations and maintenance (O&M) include all aspects of running a building over the course of its useful life. Because of the far-reaching nature of O&M, a well-designed and properly executed program is critical to the overall success of a sustainably designed facility.
