If I had a dollar for every time I complained about the Brisbane heat (even when I am not in a suit), well, I would not be writing this email. After a quick dash to Melbourne on the weekend for a day at the Australian Open, I feel I have lost my right to complain about our summer temperatures. Watching the players verse each other with unwavering concentration, exerting themselves for hours under the beating Australian sun, with loyal fans braving it alongside them, has certainly changed my tune.
In Brisbane, it’s not just the temperatures that are exceptionally high this week. Brisbane’s median house price has, unsurprisingly, cracked the $1 million dollar threshold! Ironically, this news comes during the quietest time of the year in real estate. With a number of sellers and agents waiting for the school holidays to wrap up after the long weekend to launch new campaigns, it’s been eerily quiet on the major property portals.
A handful of sellers have taken a different approach, choosing to go live as soon as the new year began, and the annual lull has worked in their favour. We’re experiencing a lot of interest in the campaigns we are currently running, seeing significant numbers pour through our open homes and we even celebrated the first sale of 2025 this week!
I’m pleased to share that 504/8 Masters Street, Newstead has sold for $782,000 and highlight the work that Josh Hooton, my co-agent on this listing has put in to ensure this deal came together seamlessly.
During this time of year in particular, I highly recommend keeping an eye out for pre-market opportunities. It’s not unusual that properties listed on our website sell during the preparation period, even before we get a chance to advertise them on the major portals.
