60 YEAR FAMILY HOME ON KIMBALL AVENUE

 I was hired to sell Cindy’s home for the highest possible price. It had been in her family for more than 60 years and was her mother’s home in Seaside, California. Cindy was raised in the home since age 4 and had wonderful stories about the kids playing the unbuilt portion of the home. As it turned out, the home was ? built and ? not built – but you could not tell this at all from the exterior. It was my first listing that was ? built. An appraiser recommended me to the seller due to my experience in Seaside. I had a recent sale that was “the most similar” to this listing - if something can be “similar” to this unique home.

It consisted of a 3-bedroom 1-bathroom home with a converted garage (into storage space), plus another 800 s.f. or so as an attached ADU – it was wood framing only with sheetrock on parts and not on other parts...  However, the permit was pulled in 1954 and never acted on. Sometimes people get confused by the term “permitted” – it really does not mean much – it is simply “permission to do something” and that permission generally falls within a specific time frame with 60 years not being a winning number. The result was the addition (1100 s.f. portion of the 2600-s.f. home) was never “finalled.” In order for an addition to become legal, it must be inspected by the city for final approval – that term is called “finalled” and as a buyer, it is important to note the difference between a permit “pulled” and a permit “finalled.”  

Our team was most excited about a surprise gift that we gave to Cindy at the close of escrow. We had a photograph of her childhood home blown up into a beautiful canvas wall hanging.  She treasures it. The sale of a family home is often a very emotional project. It is filled with childhood memories – some good and some bad depending on the home and the family. We do our best to take all of the pain away from our sellers when we sell their home – but no matter what, it remains an emotional process for most and we are here every step of the way to catch our clients when they fall and keep them
