Buyer’s agent Brady Yoshia, CEO and founder of Brady Marcs, knows that Sydney is a tough market for would-be buyers.
“Just about everywhere you look in Sydney, there are hordes of buyers fighting it out over a pretty shallow pool of available properties for sale,” said Yoshia.
For those after prestige locations, the competition is even fiercer – but a closer look at the suburbs adjacent to major hotspots could reap rewards.
Here are Yoshia’s top six picks for Sydney buyers looking for a little slice of luxury.
1. Edgecliff
Starting near the centre of Sydney, just 4 kilometres east of the CBD, Edgecliff is sandwiched between the famous areas of Paddington and Bondi.
For those who have driven through Edgecliff on the way to the beach, Yoshia asserted: “This suburb is much more than a thoroughfare.”
“Away from the bustling main road and the well-travelled train station is a thriving community that’s diverse and tight-knit,” she said.
Art deco apartments abound in Edgecliff, and while the median unit price is $1.2 million, homes can be snatched up for much less, with Yoshia pointing to a one-bedroom contemporary unit that recently sold for $625,000.
2. Waverton
Crossing the bridge, Waverton is a lower north shore suburb with a lot to offer downsizers, or young professionals, after a 10-minute commute.
“Waverton is very much a unit market, making it perfect for those seeking to downsize without sacrificing the qualities that they love about living in a prestige house in a prime suburb,” said Yoshia.
“This part of Sydney has the tranquil harbourside vibe, the exceptional location and the upper-end village feel of its lower north shore counterparts without the maintenance of a big house on a big block.”
With a median unit price of $1.47 million, homes in Waverton aren’t cheap to come by, but offer decent value for money compared to the suburb’s pricier neighbours.
3. Greenwich
Just next door to Waverton, Greenwich is a picturesque harbourside suburb that has something for down-sizers and up-sizers alike.

“When you talk about premium property on the lower north shore, you probably think of Mosman or Cremorne, but Greenwich has all of those same qualities,” stated Yoshia.
With a median price tag of $4.1 million, Greenwich homes are over $1 million cheaper than Mosman, which boasts a $5.45 million median house price.
“This is an ideal suburb for upsizers, with generously appointed homes on good-sized blocks in leafy and peaceful streets,” she said.
4. Lindfield West
Heading up the Pacific Highway into northern Sydney’s suburban heartland, Lindfield West is an area that passes under the radar.
Most buyers focus on the eastern end of Lindfield, but on the other side of the train line, Lindfield West offers an even better proposition for families after an outdoor lifestyle.
Amenities may be a few minutes further away, but Lindfield’s western fringe is surrounded by the Lane Cove National Park.
“There are some great opportunities in Lindfield West, including for those who wish to take on a renovation project. Well-built homes, great block sizes, lovely streets – what more could you want?” said Yoshia.
5. South Turramurra
A short drive up the road is South Turramurra, a suburb that offers families a leafy lifestyle without the same intense price competition seen in nearby Pymble and Wahroonga.
“Right now, there are some great buying opportunities that attract fewer eager buyers than you’ll find 10 minutes up the road,” Yoshia said.
Premium family homes on spacious blocks are the primary offering in South Turramurra, with a median house price of $2.77 million.
“It’s also a gateway to some of Sydney’s most prestigious private schools, making it a family favourite,” she noted.
6. Elanora Heights
Finally, Elanora Heights offers families a dreamy Northern Beaches lifestyle for a more accessible entry price.
With a median house price of $2.4 million, homes in Elanora Heights are $100,000 cheaper than Mona Vale and $300,000 cheaper than Newport.
“On one side you’ve got stunning bushland and nature reserves, as well as a golf course and the country club, while on the other you’re a quick five-minute drive to some of the best beaches in the country,” said Yoshia.
“What you’ll also find is less competition, making the search for an ideal upsizer much less stressful,” she concluded.
