Warehouse real estate has remained one of our core focus areas. That’s why we’re keeping a keen eye on this industry in the U.S., where nearshoring — the process of bringing supply chains closer to home, like the States of Mexico — is now high-priority. Case in point: according to U.S. Census Bureau data, Mexico overtook China as America’s largest trading partner last year. Meanwhile, cities are full of empty offices, with the post-pandemic work-from-home movement removing much of the need for physical locations. So now, many REITs are holding portfolios littered with these empty spaces — potentially leading to diminishing returns. The firms most able to understand and respond to this structural shift will naturally be those best placed to benefit. That starts with identifying the cause, and our research suggests there’s more to it than current political pressures.
