5 Home Selling Myths You Should Not Believe

Many homeowners believe it’s a piece of cake to sell their house in today’s booming sellers market. They assume offers will come pouring in as soon as the house hits the market.

I can assure you this is NOT the case. You can’t just relax on the beach and hope you will get top dollar for your property.

Today, I want to give you a reality check and debunk a few home seller myths so you are prepared when you decide to sell.

Myth No. 1: Your Home Will Sell in a Day

Although some homes sell in a single day, you will not get the best possible offer. Buyers need time to see the house before they write a contract.

If you take the first offer – even above list price – you leave money on the table.

That’s why all of my listings stay on the market for at least 4 days.

Myth No. 2: You Can Price Your Home Sky High

Overpriced listings don’t sell, even in a booming housing market. Many buyers will not visit your home and don’t write an offer if the price is not realistic.

Your house may even get stigmatized if it stays active for longer than a week. Buyers believe there’s something wrong with the house because it did not sell after the first weekend.

Myth No. 3: You Don’t Need to Improve your Home

A few basic upgrades to your home will go a long way to attract more buyers and top dollar offers. Painting, decluttering, new light fixtures, and maybe new carpets make your home look fresh and appealing to potential buyers.

Myth No. 4: You Can Sell your Home As-Is

You certainly can try. However, your as-is listing will likely attract cash investors. They offer less for your house so they can pay for upgrades and flip it to a new homeowner.

Myth No. 5: You Don’t Need a Realtor

Most homeowners who sell without a professional real estate agent either leave money on the table or over-price their home and can’t find a buyer.
