5 Home Features Buyers Are Looking For Right Now

Homebuyers and especially Gen Z buyers who are moving into the market are looking for things that most people didn’t have on their radar just 5 years ago. Home trends are changing and with homes becoming more expensive, buyers tastes are more specific. Here are five things to consider adding to your home to give it more value and marketability over the years ahead. Buying a home in Tacoma or Gig Harbor doesn't mean you need to always buy an older home. New homes are available and new trends are hitting the market every month.

1. Electric Car Chargers - These have become more and more popular as electric cars increase market share and buyers need a place to charge them, A Level 2 (240-volt) home charging station allows you to plug your car in, during the evening and have a full charge by morning. Depending on your power panel at home and space, you should be able to add that feature to give your home a leg up against the competition.

2. Tankless Water Heaters - Hot Water Tanks in markets where the water is hard and full of sediment wreak havoc on hot water tanks that aren’t serviced on an annual basis. Buying a home here in Tacoma, Washington, water here is softer on tanks and plumbing fixtures, but it still means wasting money on heating water that isn’t always utilized. Though tankless water heaters still require some minimal maintenance, they heat water on demand and save energy overall. They also eliminate the horror of a water tank that has died and created a huge mess in your garage which happens constantly as a Washington Realtor. Tankless come in both natural gas and electric versions and depending on your needs, can be far superior in energy efficiency to old 50 gallon tanks.

3. Bidet Outlets - Several of my most recent buyer have asked homebuilders to add outlets behind their toilets for bidet add-ons. What once was a tradition oversees, has found its way to the United States and buyers are utilizing these sanitary options for their bathroom. Many popular retailers offer bidets that can be added to traditional toilets. More often than not, there is already power on the same wall, or adjoining wall in the next room, to make this add on, easy.

4. Designated Office Space - As the “work from home” model has taken hold from the pandemic years, many buyers are looking for dedicated work-from-home spaces that provide them privacy from their kids, and the normal at-home distractions. Sometimes even an extra bedroom can provide that space you need. I have even seen buyers convert an outdoor tiny house space into a home office space, that provides that needed separation.

5. Green Features - Whether it’s solar panels, high efficiency windows, upgraded appliances, recycled countertops or bamboo floors, buyers are looking for ways to improve the environment and taking notice of creating an inviting and energy efficient space to live in. Even outside, things like thoughtful landscaping, ample tree shade for the home and animals and a small space for a garden are big advantages to a home, especially for Gen Z buyers.

Now more than ever before, buyers are becoming more educated and informed on what’s important. Homes have become more than a place to store your things and provide a garage for your work commute. Good light, quiet, friendly neighbors, walkability and indoor/outdoor flow have risen on the list of important features. Not everyone can address these areas, but looking at your home through a different set of eyes, can open your mind to possibilities in upgrading and updating your space to appeal to a broader market if you’re thinking about moving in the coming years.
