Routine property inspections are a key responsibility for property managers, ensuring that properties remain well-maintained and tenants are satisfied. While property managers are not building inspectors, there are several important areas to focus on to prevent minor issues from escalating into major problems. Here are five crucial things property managers should always check during routine inspections.
1. General Cleanliness and Maintenance
A clean and well-maintained property not only keeps tenants happy but also preserves the value of the investment. During routine inspections, property managers should ensure that the property is being kept in good condition by both the tenants and any contracted cleaning or maintenance services.
What to Check:
2. Plumbing Fixtures and Appliances
While a detailed inspection of the plumbing system is not required, property managers should check the condition of visible plumbing fixtures and appliances to ensure they are functioning properly. This can help prevent small leaks or appliance malfunctions from becoming larger issues.
What to Check:
3. Safety & Security Features
Ensuring that safety features are functioning properly is essential to protecting both the property and its occupants. Property managers should regularly inspect these features to make sure they meet safety standards and are compliant with local regulations.

4. Tenant Compliance with Lease Terms
Routine inspections are an excellent opportunity to ensure that tenants are complying with the terms of their lease. This includes verifying that the property is being used appropriately and that tenants are not engaging in any prohibited activities.
What to Check:
5. Exterior Condition
While property managers don’t need to perform detailed structural inspections, they should still take note of the general condition of the property’s exterior. This helps in identifying areas that may require professional maintenance or repair.
What to Check:
Proactive Management for Long-Term Success
Routine property inspections are an essential part of effective property management. By focusing on cleanliness and maintenance, checking plumbing fixtures and appliances, ensuring safety features are in place, monitoring tenant compliance, and reviewing the exterior condition, property managers can catch potential issues early. This proactive approach not only helps in maintaining the property’s value but also ensures tenant satisfaction and smooth management operations.

3 个月Great article! Another note I would add from my experience is add twice per year interior inspection of each residential unit. These inspections should ne thorough and cover key aspects of the property to ensure everything is in excellent condition and there is zero question left about habitability and lease complaince.
