The shortest way to success is the longest way you need to pass in failure.

Started to work in real estate in a small office in Turkey in 2019, my role was leasing agent. When corona started and everything shot down, I was looking for a way to generate leads for myself, a way that doesn't need a huge budget. I was out of cash somehow and I called one of my friends and I took $100 to promote my ad. But I didn't have any idea what I should share on social media and which platform is the best for it. Since I am Iranian and I spoke Persian, I decided to target Iranian buyers, and "Telegram" was the best place to find Iranian buyers. Then I needed to know how to write a sales copy that can generate leads for me, so I started searching on YouTube and I found Dan Lok. He talked about copywriting and taught how to write a sales copy and how to overcome objections. Without buying any courses, I just kept watching his videos.

My first two sales in 2019 were in the middle of the quarantine that I found on Telegram.


After 2-3 weeks, I said, "Ok, this is my time to go out and make sales." I started to write sales copy and share it on almost +100 channels and groups on Telegram every single day, and each 15-20 min because on Telegram you can choose time and date for the message you want to publish. Guess what? I got two Iranian buyers after 11 days, and I sold two units. Then I decided to sell more expensive properties. I had enough money to try to have my income as a freelancer, so I saved some and ate less and worked harder to have my own clients. Then I started to visit the sales offices and different developers taking pictures and taking data from them to know the area and locations.

One day I got an Iranian client, a woman who told me she needed a penthouse and her budget was $18,000,000. I had a perfect place for her, which means Acar Blue penthouse. My house was located in the west of Istanbul so far from Beykoz, because Acar Blue was located in Beykoz. So I started searching how I can go there with the affordable way. It was 2:30 hours to go there by bus and metro and then a minibus and a little bit of walking. I was going there every day for 2 weeks to show every single street and trees and what she can see, what she can get, the neighborhood, and so on...

She called me one day and she said, "Roozbeh, I want this penthouse and my money is in Kuwait, and we are sending you a deposit today." I was in shock and happy. 18 million dollars in 2020. Commission was $1,800,000. I got the deposit, but after two or three days, I got a call from her and she said our money got blocked by the bank in Kuwait because they transferred a huge amount of money from Iran again to that bank account. I was a little bit sad actually because I believed in myself. If I done it once, I can do it many times. But guess what? I was out of cash again because I put all my hope on this sale and calculating the commission. At some point, I gave up on being a freelancer and I thought maybe it's better to try with a team and a new company, so I started searching. One of my friends told me there is a company I can work with, so I started to work there.

In the interview, I said I don't want holidays or days off or such a thing. I said I am ok with any salary and commission rate, just want to start making calls because those days I started watching Jordan Belfort and Ryan Serhant, and I felt like I can close any deals and handle any client, and that was true. My first sale was one of the hardest clients that was coming to Turkey for 5 years and went out with hundreds of agencies, and all developers know that man as a crazy client. But guess what? He bought two units online from Iran from me, and my career peak started from that day, and was selling and keep selling and selling almost anything to anyone from any nationalities. I love to close deals online behind the phone, and my highest online sale was +1 million dollars, and it happened a lot.

I changed the company, but I kept selling from the 5th day. I was selling almost every day, three units, sometimes less, sometimes more. The market is not always hot of course, but I was hot. Then one of my clients offered me to be his partner and open a company with him, and I accepted. We opened a company in Istanbul and then in Dubai. For 6-7 months, we just spent money on company foundation and hiring and other stuff, and suddenly for some reason, this guy decided to suspend the company because the person I hired told some fake story to just get my partner on "her" side, but she didn't because that person totally decided to not work anymore. Guess what? All 50-60K USD I spent gone, all saving and so on...

Then I tried to work in Bodrum with a good condition salary+commission+Accommodation and so on... but it didn't work somehow the manager fought together and everything got complicated to even understand exactly what happened. I tried again in Istanbul. It was so hard because almost again I was out of cash. Unfortunately, that company didn't have great data or policy, so we didn't continue working together, and I decided to totally move to Dubai. I took the risk and went there almost with nothing. I started working in one of the companies there, and it didn't work again because the friends I had there didn't care. Actually, they were so happy because one day I was on the top, and now they feel cool. Actually, I discovered a lot of fake friends, which means it's good, and I didn't tell anything, I didn't block them because I need them to watch me when I come top, and they stay where they are because of their attitude. I went to that company and told them I should go back to Istanbul because I can't stay here. I managed it to get back to Istanbul and stay with my friend. Yeah, many times I was at the top and get back to the bottom because of my decisions and lack of knowledge and experience. It was great things that happened to me, and thanks to God that it happened, many lessons.

Now I am again going to come to Dubai. I managed it to come there somehow. The reason I shared 4-5% of the story because I would like to keep myself accountable and let you know I will be the top agent in Dubai, doesn't matter if I should work 3 days without sleep or stay outside in 55-degree weather and work or going to a lot of places for prospecting because I am so hungry and aggressive you cannot imagine. If you are out there and you are tired a lot and it didn't work, it's ok now you can start from experience not from scratch. No one out there going to help you "NO ONE GIVE A F.." it's "YOU" if you want it so bad, so you have to keep trying like me, once you know the way to the top, it's easier to do it again, but this time you know to avoid what kind of things in your path.
