4 Mistakes to Avoid When Selling Your Home!


1. Emotional attachment.

I always tell my clients, your home is now a product. We all love our homes. However, emotional attachment can keep us from the truth and ultimately lead to a bad selling experience.

2. Not Show Ready.

To build on the fact that we are now looking at the house as a product, we want to present it in the best light possible.

Have your realtor walk through with you and go over how to "stage" the house. Less is more! You are going to be packing anyways, might as well get started now! Clean like your life depends on it. Hire someone to clean, trust me it is a worthy investment. A dirty house will shut buyers down instantly! Also, this does not mean you need to do a bunch of work to your house. That's completely dependent on the entire situation. Too many realtors will walk in and tell you to do this and that. If you are in a position to and it makes sense, fine. But, for most people timing is more important and the return on time and money isn't always there.

3. Comparing your situation to others.

Every single house is different. Do yourself a favor and don't compare your selling experience with others. You never know when that buyer will walk through the door and fall in love. Your job is to make sure the product is good. The realtors job is to get people through the door. After that, it's just a matter of timing. Usually everything works out exactly when it should. Just relax, trust in the process.

4. Hiring an out of touch Realtor.

How active is the realtor you are interviewing? How many homes have they sold in the last year, last two years?

The market is constantly changing, don't leave money on the table by hiring a realtor who isn't in the trenches selling houses right now.
