Once the sun started coming round, it actually turned out to be a pleasant day. Now if only the wind would stop blowing out of the north. By the looks of all the plants and flowers being delivered to various outlets these last several days, it must be a sign the gardening experts have determined we're out of the danger of frost.
My first appointment of the day was to head out to a bank and deliver all the necessary final documents on a closing that's coming up next week. While there, I had a nice little chat with one of the loan officers regarding other clients I've been working with. It's always nice to be on the same page with our area lenders so that there aren't any last minute oversights which can be rather embarrassing. You can be sure I work very hard at not having such things happen with any of my sales.
While driving back to my office, I stopped at a home of one of my clients to see how his work in progress has been doing. Even though we've had rain and cold this past week, I'd say he's moving right along on getting his project completed so we can get it listed now that our real estate market has suddenly turned hot.
After seeing the work he's done thus far, I was happy to find he's definitely more conscientious than most regarding the quality of his workmanship. All too often I see scab jobs done just so repairs/improvements "appear" good, but when a discriminative eye gets a good look, the flaws begin appearing. As I've always said, "If you're going to do a job, do it well, or don't do it at all."
I've been encouraging those who have their homes listed with me, to be all the more diligent in keeping their lawns and gardens mowed and clear of weeds. Even hedges and trees need a good trimming back every year. Low hanging branches and un-manicured bushes always seem to detract from the appearance of homes.
A number of years ago, a landscape professional told me that one must never have any bushes growing any taller than the bottom sill of main floor windows because it "pulls down" the height of a home. Another good bit of advice he gave me, was that there should never be any branches hanging down from trees near homes which tend to block full views of them from the street. I personally know from experience that most buyers do a drive-by before placing their calls to agents.
I'm sure there've been neighbors of homes I've sold over the years that've wondered when seeing me standing out in the street and pointing out trees located in the front yards of homes I was getting ready to list for sale.
Tonight's photo is of the home I have listed in Manly that's located at 305 W. North, and for some reason, it's dropped off the radar, or there isn't a growing family in Manly wanting a home of its size.
There's no question in my mind that if I had a young family and looking for a roomy home including a big yard, I would've had it purchased right away because you normally don't find homesites in a community with a yard of its size.
Besides having all the bells and whistles on the interior, the other large structure that's near the alley would make a fabulous workshop or additional garage space. After getting a good look at it during my last showing, converting it to a monster 3 car garage would be a cake walk.
305 W. North has been reduced to a bargain basement price of $116,500 and worth every dollar, so if you, or anyone you know, is looking for a roomy home in Manly that's on the "right" side of the tracks, give me a call and I'll be happy to schedule a showing. I'm hoping all of you mothers out there are going to be coddled, hugged, and thanked all the more for all the good you've done for your children over the years. Just remember, if it wasn't for those truly caring mothers in this world, we'd be in pretty sad shape right now.
