30-Year Mortgage Rates Are Going To 10%; Deal or Dud & Catch-Up email

Had a fun-filled weekend. Friday we started off with being in a parade. Saturday we went for a hike at Spring Mill State Park and saw Santa Claus then Saturday night had dinner at The Willard then a movie at the Historic Artcraft Theater to watch a Christmas Story. Sunday we went to mass.

I'm currently looking at his non-performing asset located in Texas.

The numbers are as follows:

• ARV: $360K
• P&I: $1,569.43
• Status: BK-13
• Term: 342 months

I'm trying to find out the status of the BK if it's been discharged,?or if they're on a payment plan, huge difference between the two. I can use an online tool to find out the status but I don't have the borrower's social security number.

If the borrower is on a payment plan this note would be technically a performing note and the note seller will want more. However, if the BK has been discharged then it's a foreclosure and the value is a lot less. I do not like making blind offers on assets without trying to get all the information I can. I have an email out to the note broker asking for more information. I may just assume the borrower is on a payment plan then during my due diligence if I determine it's discharged I'll fad my bid and account for a foreclosure.?
