Train Your Residents - Yes you can try to train your residents to put trash in the dumpster. Send emails , letters, put up a big sign . But sadly you have those group of residents that just lay their trash bags next to the dumpster. Animals and rodents take up residence and " dine " at the dumpster. Worse you have non residents late at night leaving their trash , mattresses and furniture. If you have tried to " train your residents" and it hasn't worked go to number 2 below :
Have Your Maintenance Guys Clean up - I understand that cleaning around the dumpster areas is apart of their job. But maintenance guys are trained professionals and with the never ending list of skilled problems like leaky pipes , electrical issues , etc. honestly this is a waste of time . Not only is it a waste of time , but it costs management their labor time and benefit costs . Take some time to analyze their time and benefits on cleaning up dumpster areas and bulk trash and you will be surprised.
Valet Trash Services - Valet Trash Services ? Yes actually this is probably the best solution. Let me explain below .
A. Valet Trash is the process of taking your residents trash for their home 5 nights a week ( can be 7 days ) and directly depositing it to the dumpster . Then each night the dumpster area ( trash corral ) is swept clean including branches, leaves, diapers, sofas, mattresses , and other bulk trash . Basically you should be able to eat off the dumpster area floor every night ( but I don't suggest it ) .Then the dumpster lid should be able to close .
B. Valet Trash Services controls the path of your residents trash from their home to the dumpster so that the only sign of trash is the clean dumpsters .
C. Forget about the clean dumpster areas ! Imagine the cost reductions and the additional revenues your property will make each month. Valet Trash Service costs you nothing ( you have to call Jeff Cohn at 410-458-5371 to understand )
Imagine walking or riding through your property giving a tour and not have to avoid the dumpster areas or give excuses . Imagine explaining to your future residents that the reason your community is clean is because of the Amenity " Valet Trash Service " and your competition sadly does not have this and has to deal with their own landfill issues .
Hold it ! Some of you may have valet trash services and do not get bulk trash and dumpster area cleaning services the same as describes above. It's because they don't use Address Our Mess as their Valet Trash Service company .
Stop imagining and call Jeffrey Cohn with Address Our Mess at 410-458-5371
