3 strikes and you’re out…but sometimes 4 can be a charm!

At least that was the experience for the Holtkamps. Matthew and Suzanne Holtkamp started Holtkamp Heating & Air located in Gwinnett County over 22 years ago. They purchased land in 2012 with the dream of building their own facility. The Holtkamps worked with several lenders over 2 years trying to secure a loan but were having trouble because of their unique situation. Mike Dominy of Dominy Construction had been contracted to build the facility. After patiently waiting, Mike suggested the Holtkamps reach out to Melanie Brown. Mr. Dominy had previously worked with Melanie and knew if anyone could get the deal done, she could. The project involved two separate tracts of land - one for the owner/occupied structure to be developed and a separate lot which had to be developed at the same time in order to properly complete site work and make the additional tract of land pad ready for a future user. Understanding how this was impacting the appraised value, and complicating SBA eligibility considerations, Melanie quickly figured out a way to put the deal together by separating the parcels into two loans so the valuations were not an issue. The Holtkamps are incredibly excited about getting construction underway and moving into their new digs.
