3 Easy Updates Yielding High ROI When Listing Your Home
Over the years, clients have always asked my input on getting a home ready for listing. Some homes are ready for listing right away and others may need a little updating before listing. Nothing major, but small updates such as paint or adding a simple focal wall can go a long way in making your home more appealing on the market.
Peg and I recently sat down to talk about some simple updates that yield high ROI when getting a home ready to list on the market and here were her suggestions;
Neutralizing bright paint colors
Neutralizing a home isn't necessarily what you want to do when living in a home, but when listing it is key to help people better visualize themselves living in the home. A quart of paint is pretty inexpensive when looking at ROI and makes such a difference.
Painting oak trim or cabinets
Many homes on the market have what we like to call the "sea of oak" which is oak trim, oak floors, oak cabinets, etc. Painting over some of the oak trim or oak cabinets can tone down some of the oak and make the home more appealing to potential buyers.
Removing wallpaper
Wallpaper doesn't typically photograph well and with so many buyers doing their research online, many times it's best to just remove any wallpaper and add a neutral paint color in its place. Removing wallpaper can also help eliminate any doubt that potential buyers may have in purchasing your home because they will likely want to remove the wallpaper.
