2025 Philippines Real Property Tax Deadlines

Homeowners need to pay their Real Property Tax (RPT) or amilyar every year. This is a tax on real estate properties such as land, buildings, and improvements that homeowners pay depending on the property’s assessed value.?

Usually, the deadline for RPT or amilyar in the Philippines is on or before January 31 of each year. Since there is no nationwide deadline, it is best if property owners check with their local treasurer’s office or LGU website to know the exact deadline. If RPT is paid late, penalties may be as high as 25% of the unpaid tax. However, paying it on time or in advance will merit a discount grant not exceeding 20% of the annual tax due.

  • Second installment: On or before June 30
  • Third installment: On or before September 30
  • Fourth installment: On or before December 31

Different LGUs may impose special levies or assessments such as special education fund tax, special education assistance fund tax, and other local assessments. The deadline for paying these special levies may differ from the regular RPT deadlines, so it is also best for property owners to check the announcements from their respective LGUs regularly to know the deadlines.
