In a recent episode of Real Estate Investor MBA, I sat down with Andrew Cushman of Vantage Point Acquisitions to discuss the current and future landscape of multifamily real estate. Cushman, an experienced real estate investor and syndicator, shared his journey, strategic insights, and outlook for the market over the next 12 months.

The Journey from Engineering to Real Estate

Andrew Cushman began his entrepreneurial journey early, raking yards and playing Monopoly with his grandfather. Despite earning a degree in chemical engineering, Cushman discovered his true calling in real estate. In 2007, he transitioned to flipping houses in Southern California. He and his wife, along with his business partner, navigated the Great Financial Crisis by flipping houses, which proved to be a lucrative venture at a time when competition was minimal.

However, by 2010, Cushman realized that flipping houses, while profitable, did not create lasting wealth. Recognizing the growing demand for rental properties due to foreclosures and economic uncertainty, he shifted his focus to multifamily real estate. Cushman syndicated his first deal in Macon, Georgia, which laid the foundation for a successful career in multifamily investments. Today, Vantage Point Acquisitions has over 2,700 units under management, primarily in the Southeastern United States.

Navigating Market Challenges

The multifamily real estate market has faced significant challenges in recent years, particularly with fluctuating interest rates and economic uncertainty. Cushman explained that his team's engineering-based approach to risk management has been crucial. By fixing interest rates on their loans during periods of low rates, they mitigated the impact of subsequent rate increases. This strategic foresight has allowed them to maintain a stable and profitable portfolio.

Cushman emphasized the importance of being a good operator. Despite the tumultuous market, his team has managed to distribute record operational profits to investors in 2023. He attributes this success to their hybrid asset management approach, combining third-party property management with direct involvement in property operations. This hands-on method ensures transparency and effective problem-solving.

Market Outlook and Opportunities

Looking ahead, Cushman sees steadily increasing opportunities in the multifamily sector. While he doesn't anticipate a market crash or a sudden surge in opportunities, he does expect a gradual increase. Cushman highlighted a significant recent development: a lender-approved short sale on a large apartment complex in a high-income market in the Carolinas. Such scenarios, which were unthinkable two years ago, are now becoming more common, indicating a shift in market dynamics.

The amount of capital in money market funds has more than doubled since 2020, reaching over $6 trillion. Cushman believes this "dry powder" will eventually flow back into real estate as interest rates stabilize and alternative assets become more appealing. He predicts that prices in the multifamily market have likely bottomed out, with future declines being minimal. This creates a window of opportunity for savvy investors to acquire properties before market sentiment shifts and competition increases.
