Yardi’s Commercial Edge report shines a light on this trend, heralding the year as a pinnacle of growth for commercial real estate developers and investors within the life sciences arena.
However, this remarkable surge brings with it a double-edged sword. The anticipated spike in lab space completions this year is poised to introduce a new set of challenges for the sector. With a potential oversupply on the horizon, there's a shift in the air. Developers, feeling the pressure, are beginning to tread more cautiously, signaling a probable slowdown in new projects. This cautious approach is expected to result in a more balanced pace of completions by 2025, with an estimated 6 million square feet of life science space slated to come online.
This period of accelerated growth is noteworthy. To put it into perspective, the life science space completed between 2019 and 2023 amounted to 29 million square feet. In a striking comparison, 2024 alone is anticipated to contribute nearly 22 million square feet to this tally. The focus on R&D facilities is particularly pronounced, with this year's deliveries projected to be a staggering 164% higher than pre-pandemic levels.
The geographical distribution of these developments is equally fascinating, with two-thirds of the upcoming projects located in key innovation hubs: Boston, the San Francisco Bay Area, and San Diego.
