2024-2025 California Property Tax Bills are Out! Check Your Mail or Check Online (The County Will NOT Remind You!!!!)

Your California 2024-2025 Property Tax Bills have arrived!?The first installments can be paid until December 10, 2024, second installments by April 10, 2025.? Missing a payment could result in significant penalties—imagine being hit with a 10% penalty on a $4.5 million Newport Beach home!
Newport Beach and Costa Mesa residents, make sure you’re on top of your 2024-2025 property tax obligations! Given the high property values in these areas, timely payments are essential to avoid penalties.
Your bill likely says something confusing like, “You may pay the total tax as shown on the face of the bill without penalty on or before December 10 or pay in two equal installments. FIRST INSTALLMENT of tax is due and payable on November 1, DELINQUENT AFTER DECEMBER 10. As provided by law, 10% penalty is added to unpaid accounts thereafter. SECOND INSTALLMENT OF TAX is due February 1, DELINQUENT AFTER APRIL 10. As provided by law, 10% penalty is added to unpaid accounts thereafter, plus cost of $23 per bill. The second installment may be paid separately if first installment has been paid. If taxes and penalties are not paid by July 1, additional penalties will accrue.”.
Broken down, this means you have until the last date to make those payments, i.e. December 10, 2024 and April 10, 2025, respectively.

If mailing, payments must be received or postmarked by the last payment date to avoid late penalties.
Prefer to pay online? Most counties also accept electronic payments up until 11:59 p.m. by the last payment date, but check with your county about their electronic requirements (and obviously don’t wait until 11:59 p.m.!). Some counties charge extra to use a credit card, but typically have no or low fees for an electronic-check type payment. Check with your county.
OC residents, you can even sign up for text or email reminders through the county at octreasurer.com/securedreminders .
REMEMBER – the County has NO OBLIGATION whatsoever to remind you to pay your bills! Do you get a reminder from the IRS to pay your taxes? No. The County sends a “courtesy notice”, but it’s 100% your responsibility to pay. Didn’t get your bill? The County sent to the wrong address? Unfortunately, “I didn’t get my bill” is NOT an excuse and the County will assess penalties.
If you don’t have your bill soon, simply check on your county treasurer’s website. (for Orange County, that is https://www.octreasurer.com/ .)
