2021 Market Update - Inventory?

Your clients are relocating to the Hill Country. They just arrived, and it's your job to help them find just the right home for their next adventure. They are well funded and ready to buy. You have done this hundreds of times, and know the drill like the back of your hand. But with each passing day, inventory becomes more scarce. You work your magic and search all possibilities, including the off-market and private listings. And, boom, you find the perfect match. Fast forward, they love it. Together, you agree on a full price cash offer, set the wheels in motion, and grab some lunch. Within 48 hours there have been over 90 offers and a bidding war is in full swing.

The Hill Country has been a sellers' market for quite a while, and now we have entered a new phase of inventory shortage. Bottom line, if you want to sell your home, it isn't likely you will see a better time. The question is, where will you go? These are the times where experience and hustle are critical. When multiple offers are the new norm, agents who know the dance are more likely to win the prize. Prepare your mindset for what you are about to face. Make sure you have strong representation. It is not uncommon to see properties close for significantly more than the asking price. That said, there is a limit to what makes sense. 2021 is off to the races!
